Lead day-to-day delivery of medium-to-large real estate development projects from planning through closeout. Manage scope, schedule, budget, quality, risk, entitlements, design teams, contractor negotiations, and construction oversight while serving as primary client contact and supporting senior leadership on strategy and decision-making.

Lead development and maintenance of detailed construction schedules and risk assessments; perform forensic scheduling and cost/schedule analyses; manage 4D/5D modeling and resource/cost loading; produce monthly progress reports; support and guide project managers, design teams, and contractors; mentor junior schedulers and ensure schedule-related scope and change control.

Establish and administer program-wide document control for a public works capital improvement program: maintain filing systems, submittal/RFI/change logs, drawing/spec revisions, contract repositories, records retention, audit/package preparation, train users, and support web-based project management tools to ensure records are complete, current, secure, and retrievable across stakeholders.

Lead and manage multiple construction projects from planning through closeout, acting as Owner's Advisor. Coordinate architects, contractors, and consultants; manage budgets, schedules, contracts, RFQ/RFPs, vendor selection, and reporting. Provide design and construction management, resolve issues, guide clients, and develop business relationships to support project delivery and business development.

Provide program-wide project controls for a portfolio of public works building projects including cost tracking, schedule maintenance, reporting, budget and funding support, invoice and change order tracking, risk registers, procurement support, forecasting, and project close-out to influence outcomes and support clients and internal teams.

Lead and quality-control a portfolio of courthouse renovation capital projects across California. Supervise project managers, enforce project controls (schedule, cost, risk, change management), review deliverables, manage budgets and billing, develop RFPs, support capital budget processes, mentor staff, provide portfolio-level reporting, and coordinate statewide consistency and client communications to ensure successful project outcomes.
