Supervise mortgage liquidation staff handling short sales and deeds in lieu transactions. Oversee negotiations, investor approvals, compliance, foreclosure postponements, escalated calls, audits, reporting, and variance exceptions. Support timely resolution of borrower and real estate transactions, manage department performance, prepare responses for stakeholders, and create remediation plans. The role includes mediation or settlement attendance and travel up to 10%.

Reviews vendor invoices for allowable amounts, validates supporting documentation against completed work, reconciles invoice details, resolves vendor discrepancies, and ensures timely, accurate processing. Maintains knowledge of mortgage servicing requirements from FHA, VA, USDA, PMI, FNMA, and FHLMC. Ensure compliance with HIPAA, ERISA, COBRA, ADA, PPACA, FMLA, and applicable state laws.

Negotiates short sale and deed-in-lieu offers, evaluates property values and loss severity, formulates counteroffers, communicates decisions to borrowers and authorized parties, and submits negotiated files for approval. The role also prepares loss analyses, postpones foreclosure sales when necessary, answers inbound inquiries, and ensures compliance with company policies and state and federal regulations.

Manage mortgage servicing counterparty relationships, including senior stakeholder communications, investor presentations, servicing requirements, portfolio and loan data analysis, quality control, compliance, deliverable tracking, and issue escalation. Coordinate servicing transfers, process improvements, change management, documentation, and corrective actions across internal departments and external investors. Analyze portfolio performance and recommend service delivery improvements while maintaining data integrity, confidentiality, and regulatory compliance.

Develops and maintains mortgage broker and seller relationships to generate wholesale and correspondent loan business. Identifies and approves new partners, explains loan programs and policies, supports submissions, trains partners on online systems, manages the loan pipeline, and coordinates with underwriting, processing, closing, and funding teams to ensure timely transactions and regulatory compliance.

Reviews loss mitigation underwriting decisions, approvals, denials, income calculations, and final modification calculations for accuracy and compliance. Verifies file completeness, documentation, task completion, and adherence to company policies and regulations. Tracks errors, reports trends, supports process improvements, trains new hires, assists leadership, and contributes to special projects.

Manage a team handling short sale and deed-in-lieu transactions: analyze submissions for investor approval and compliance, negotiate offers to reduce loss severity, submit files for approval, decline unacceptable offers, track monthly metrics, manage foreclosure sale postponements, attend mediations/settlements, and perform related reporting and oversight. Up to 30% travel.

Develop and maintain broker/seller relationships to sell wholesale and correspondent mortgage loan products. Source and onboard brokers, advise on programs/pricing, train on submission systems, manage pipeline, liaise with operations to ensure timely closings and purchases while ensuring regulatory compliance and high customer service.
