Drives recruitment closing and conversion for experienced, high-producing Mortgage Loan Officers and teams. Owns late-stage candidate engagement, customized offer presentation, negotiation, offer acceptance, and onboarding transition. Partners with leadership and recruiting teams, uses mortgage production data and market intelligence to develop closing strategies, address candidate concerns, track conversion metrics, and influence hiring outcomes in a competitive mortgage lending environment.

Coordinates resolution of investor-identified loan conditions after closing. Reviews loan files, researches suspense items, obtains and uploads corrective documentation, communicates with investors, clients, and internal departments, and monitors loan pipelines for timely purchase. Maintains knowledge of agency and investor guidelines, identifies salability and warehouse-line risks, prepares post-consummation disclosures and refund checks, and tracks condition status through investor sites and the loan origination system.

Supports federal, state, and local tax compliance and accounting, including tax return preparation, ASC 740 tax provisions, reconciliations, indirect tax filings, estimated tax payments, audits, tax research, legislative monitoring, and documentation. The role collaborates with tax, accounting, finance, business teams, and external providers while supporting tax planning, process improvements, automation, and special projects.

Manages onboarding and account relationships for marketing clients across mortgage branches and corporate teams. Coordinates project information, leads orientation calls, provides updates, resolves issues, promotes marketing services, and conducts onsite training to drive adoption. Partners with technical experts and executives while supporting marketing initiatives, campaign execution, annual planning, and revenue growth. Requires strong communication, presentation, negotiation, project management, and cross-functional marketing skills, with travel up to 25%.

Review mortgage applications and documentation within 24 hours, evaluate borrower eligibility using investor guidelines and AUS (DU/LP), render and document guideline‑aligned pre-approval decisions, coordinate action plans with Loan Advisors, consult underwriting when needed, prepare files for lock/contract processing, and support audit, coaching, and rework diagnosis.

Provide legal interpretation and guidance on mortgage fees, disclosures, documents, and vendor integrations. Translate regulatory requirements into actionable business and testing requirements, review system configurations and document outputs for compliance, conduct legal research, document decisions, and partner with Compliance, Technology, Operations, and vendors to resolve issues and support implementations.

Support the Branch Manager in planning and executing community events and marketing initiatives to increase local brand awareness. Create social content, build local partnerships, represent the branch at events, assist with promotions, and recommend promotional materials. Primarily weekend work with some weekday on-site attendance.

The Final Documents Specialist reviews, inspects, and processes trailing loan documents, ensuring accuracy and compliance while managing document pipelines.

Manage Non-QM pricing and rate-lock operations, including exception and off-sheet pricing, issuing locks and quotes, analyzing loan-level risk, collaborating with Credit and Secondary/Capital Markets, documenting exceptions in LOS/CRM, ensuring compliance, and reporting pricing trends and impacts.

Support the Lock Desk by processing rate locks, changes, reprices, and extensions in Encompass; assist loan officers with post-lock inquiries; work with Secondary Marketing on system changes, testing, and process improvements; provide training and cross-functional support.
