Oversee all operations of a student apartment community, including staffing, leasing, marketing, budgeting, financial performance, facilities coordination, risk management, payroll, university partnerships, resident events, and customer service. The role travels regularly and remains onsite until permanent management is restored. Responsibilities include hiring and training staff, handling emergencies, executing leasing campaigns, maintaining accurate records, coordinating contractors, managing inspections, and ensuring adherence to company policies and applicable regulations.

The Receptionist answers calls, greets residents and visitors, provides resident customer service, schedules events and contractor services, enters work orders and invoices, orders supplies, files documents, and supports the Community Manager with office duties and special projects.

Supports employee relations and HR initiatives for designated business units. Coordinates development teams, consultants, agencies, funders, attorneys, contractors, and internal stakeholders through feasibility, approvals, design, entitlements, permitting, construction, financing, lease-up, compliance, and closing. Manages budgets, schedules, contracts, project reporting, investment committee materials, and construction administration while identifying new development opportunities and partnership strategies.

Reviews and approves affordable housing move-in applications, recertifications, and HUD program violations. Prepares recurring compliance reports, oversees rent-ups for new or rehabilitated properties, submits first-year files to agencies and investors, and maintains electronic and physical records. Requires affordable housing compliance knowledge, strong organization, math and data-entry skills, occasional overnight travel, and certification in relevant programs within one year.
