Project Manager
Our client is a well-established commercial general contractor with a strong reputation for delivering high-quality construction projects throughout New York State and the Northeast. With approximately 25 employees and annual revenue of roughly $10 million, the company specializes in commercial, municipal, educational, and government construction projects, including both new construction and renovation work. Their portfolio includes carpentry, concrete, painting, and general contracting services for a diverse client base. Key Responsibilities
- Manage 2–3 commercial, municipal, state, and federal construction projects simultaneously, ranging from approximately $100,000 to $7 million.
- Oversee the complete project lifecycle, including preconstruction planning, execution, financial management, and closeout.
- Develop and maintain detailed project schedules, milestone tracking, and three-week look-ahead schedules.
- Monitor project budgets, cost controls, forecasting, and overall financial performance.
- Coordinate with estimators and company leadership during bidding, value engineering, and preconstruction activities.
- Review contracts, construction drawings, specifications, and project documents to ensure scope alignment and compliance.
- Lead subcontractor procurement, scope development, contract negotiations, and ongoing performance management.
- Manage RFIs, submittals, change orders, project documentation, and document control throughout each project.
- Conduct regular site visits throughout New York State and the Northeast to monitor quality, schedule, and project progress.
- Maintain communication with owners, architects, subcontractors, vendors, and internal stakeholders to ensure successful project execution.
- Lead project coordination meetings and proactively identify and resolve project risks.
- Ensure compliance with all applicable safety regulations, permitting requirements, inspections, and construction standards.
- Oversee project closeout activities, including punch lists, final documentation, turnover, and client satisfaction.
Required Qualifications
- Minimum of three years of commercial construction project management experience.
- Bachelor's degree in Construction Management, Engineering, or a related discipline preferred; equivalent field experience will also be considered.
- Proven experience managing construction projects through the full project lifecycle.
- Strong understanding of budgeting, scheduling, subcontractor coordination, cost control, and contract administration.
- Excellent verbal, written, presentation, and interpersonal communication skills.
- Highly organized with exceptional time management, problem-solving, and leadership abilities.
- Self-motivated with the ability to work independently while managing multiple priorities.
- Proficiency with construction management software, including Sage Timberline, Primavera, Bluebeam, and Microsoft Office.
- Willingness to travel periodically to project sites throughout New York State and the Northeast as project demands require.
Skills Required
