Summary:      Process all mortgage/home equity loans efficiently ensuring files are complete and

                         accurate for delivery to underwriting and closing teams. 

 

Essential Duties and Responsibilities include the following.  Other duties may be assigned.

  •  Maintain expert knowledge of ECU Mortgage policies, guidelines and procedures related to mortgage processing.
  • Eastman Credit Union offers a variety of loan products, including FNMA, FHA, VA and USDA products. In addition, ECU also offers financing that requires private mortgage insurance.

 

Processing staff must stay abreast of any regulatory changes and changes from Federal National

Mortgage Association (FNMA), Federal Housing Authority (FHA), Veterans Administration (VA)

And United States Department of Agriculture as part of the USDA Rural Development

Guaranteed Housing Loan Programs.  Private Mortgage Insurance companies also carry

various restrictions that must be adhered to.

  • Maintain knowledge of ECU Mortgage Products and Services
  • ECU also offers portfolio products such as home equity loans, home equity lines of credit, First Time Home Buyer, Purchase Plus, Construction, Select and Choice.
  • Maintain expert knowledge of documentation requirements for various loan products.
  • Review financial information and documentation for accuracy and completeness including identifying critical missing documentation, confirming documentation received matches information entered in loan origination system (Encompass). Document verification includes income calculation, verification of assets and liabilities.
  • Manage loan pipeline
  • Prioritize work daily to ensure loans are worked in a timely manner and files move through the various processing milestones to ensure crucial deadlines are met. Pipeline management includes frequent communication with Mortgage Loan Originator and third-party service providers (i.e. Title Company, Homeowner’s Insurance Company, etc.). Processing of loan files includes, but is not limited to:
  • Manage tasks, preliminary conditions and alerts
  • Submit loans through automated underwriting system as applicable
  • Timely follow-up and follow-through for required documentation
  • Issue Loan Commitment to member upon receipt of conditional loan approval
  • Send on-line status update to members and realtors as loan moves through various processing milestones.
  • Review title commitments or title search upon receipt from title company. The review of the title commitment includes:
  • Vesting Information- current ownership and for purchase transactions new owners
  • Loan amount is correct on commitment
  • Property Tax Information Form is provided and complete or preliminary CD with required information
  • Review exceptions listed- any issues that may cause delays such as unpaid judgements, liens, estate issues, etc. – contact closing agent to confirm they are working to resolve and if they anticipate closing delays.
  • Notify Mortgage Loan Originator of major problems that Processor cannot resolve
  • Review file prior sending to pre-audit (pre-closing pipeline view) to ensure all information is entered in loan origination system (Encompass) and required documentation is in file.

 

  • Maintain working knowledge of mortgage regulatory compliance. Including but not limited to:
  • TILA/RESPA
  • ECOA (Equal Credit Opportunity Act- Regulation B)
  • Adverse Action including Notice of Incomplete
  • Appraisal Delivery
  • Fair Housing
  • HMDA (Home Mortgage Disclosure Act)
  • Right to Financial Privacy
  • Fair Credit Reporting Act/FACTA
  • Flood Insurance Notification
  • Right to Financial Privacy
  • Regulation Z –
  • High-Cost Mortgages
  • Higher Priced Mortgages
  • Ability To Repay
  • Right of Rescission

 

  • Maintain thorough knowledge of mortgage origination software related to mortgage processing

        (Encompass)

  • Maintain strict confidentiality toward member information within ECU as well as outside ECU
  • Responsible for ensuring extraordinary experience for members and business partners through excellent communication and responsiveness.
  • Identify and support self-improvement opportunities
  • Attend and participate in Team meetings
  • Demonstrate exceptional attendance and punctuality practice
  • Identify and manage risks within the department


Skills Required

  • Expert knowledge of mortgage policies, guidelines, and documentation requirements
  • Familiarity with FNMA, FHA, VA, USDA loan programs and private mortgage insurance rules
  • Ability to review financial documentation, verify income, assets, and liabilities, and identify missing items
  • Experience managing mortgage loan pipeline and prioritizing tasks to meet deadlines
  • Proficiency with loan origination software (Encompass)
  • Experience submitting loans through automated underwriting systems
  • Working knowledge of mortgage regulatory compliance (TILA/RESPA, ECOA, HMDA, FCRA, Regulation Z, Right of Rescission, Flood Notification)
  • Strong communication skills and customer service orientation with members and business partners
  • Maintain strict confidentiality of member information
  • Demonstrated reliability, punctuality, and ability to participate in team meetings and continuous improvement
