About the Role
We are seeking a Senior Concept Design Draftsperson (Revit) to support the front-end concept design phase of commercial and industrial construction projects. This role is primarily focused on developing clear, practical, and commercially viable design concepts from the earliest stages of a project through to contract award.
Working closely with the sales and estimating teams, you will be responsible for translating client briefs into concept designs by researching and applying planning requirements, code compliance, site constraints, and other early-stage design considerations. You will prepare concept and proposal documentation that clearly communicates the design intent, supports preliminary estimating, and enables clients to confidently understand the proposed solution.
The role also includes assisting with planning approvals, authority liaison, and concept development before projects are transitioned to the documentation team for detailed Building Permit and construction documentation. While previous documentation experience is advantageous, the primary focus of this role is concept design and front-end project development rather than detailed construction documentation.

Responsibilities as a Senior Concept Design Draftsperson (Revit):
1. Concept Design & Project Development
• Develop initial concept designs for commercial and industrial buildings based on client briefs, sales requirements, and project objectives.
• Research and apply planning requirements, Australian building codes, and other early-stage design constraints to produce practical and buildable concepts.
• Develop commercially viable design solutions that balance client expectations, compliance requirements, functionality, and cost considerations.
• Prepare concept layouts and design options that effectively communicate the design intent to clients and internal stakeholders.
2. Revit-Based Concept & Documentation
• Produce concept drawings using Autodesk Revit, including: site plans, floor plans, elevations, sections, roof layouts, client presentation drawings
• Prepare proposal documentation to support preliminary estimating, budgeting, and contract proposals.
• Continuously refine designs based on client feedback and internal review.
3. Planning, Compliance & Authority Coordination
• Research planning schemes, zoning requirements, and development controls.
• Apply National Construction Code (NCC) requirements and relevant Australian Standards during concept development.
• Identify planning constraints, easements, services, setbacks, and other site limitations early in the design process.
• Assist with authority liaison and preparation of Development Approval (DA) documentation where required.
4. Client & Internal Coordination
• Work closely with the Sales and Estimating teams to develop concept solutions aligned with client requirements and project budgets.
• Coordinate with consultants including planners, structural, civil, hydraulic, traffic, and geotechnical engineers during concept development.
• Assist in preparing supporting documentation required for estimating and proposal submissions.
5. Design Development & Handover
• Further develop approved concepts through planning approval and Development Application stages.
• Participate in early project coordination during planning and concept design.
• Provide a comprehensive design handover to the documentation team responsible for Building Permit and construction documentation.
• Ensure concept documentation establishes a solid foundation for efficient downstream documentation and construction.
Qualifications as a Senior Concept Design Draftsperson (Revit):
• Minimum 3 years of experience in concept design, architectural drafting, or building design for commercial and/or industrial projects.
• Experience with Australian, international, or local clients is welcome; Australian project experience is highly preferred.
• Proficient in Autodesk Revit for concept modelling and early-stage design.
• Strong understanding of planning requirements, site constraints, building codes, and design compliance.
• Experience preparing concept drawings, client presentation drawings, and proposal documentation.
• Exposure to Australian planning requirements, NCC, and Australian Standards is an advantage.
• Previous experience with Development Approval (DA) drawings and construction documentation is desirable but not essential.
• Strong communication, coordination, and time management skills, with the ability to work independently in a fast-paced environment.

Skills Required
- Strong hands-on expertise in Autodesk Revit for concept modelling and early design development.
- Proven experience delivering pre-sales or feasibility-stage concept design as a front-end architectural/design lead.
- 5-10 years drafting experience on commercial or industrial construction projects.
- Solid exposure to Australian planning schemes, NCC compliance, and Australian Standards.
- Ability to prepare Revit-based concept models aligned to budgeting, estimating, and proposal workflows.
- Strong understanding of building code considerations including accessibility, fire services, car parking requirements, and planning controls.
- Demonstrated ability to manage multiple concurrent concept projects and meet tight pre-sales deadlines.
- Ability to work autonomously in a fast-paced environment with minimal supervision.
- Strong communication and coordination skills with sales teams, consultants, and internal stakeholders.
- Knowledge of tilt-up or precast concrete panel construction with structural steel framing.
- Experience working within a design & construct builder environment.
- Drafting or building design qualifications (preferred; architecture degree not required).
- Additional town planning qualifications.
- Exposure to international English-speaking building codes (Australian standards primary focus).
- Portfolio demonstrating commercial or industrial concept-stage projects, showing pre-sales or feasibility-driven work.
