About this Opportunity:


You will work cross functionally to research and gather information needed to establish accurate housing budgets and optimized purchasing data. 


*The Purchasing Manager must maintain a valid driver’s license and clean driving record.

Key Responsibilities:

  •  Develop preliminary budgets for vertical construction independently and in collaboration with trade partners.
  • Perform high level constructability review of construction documents for multiple product types.
  • Document plan evolution on projects as plans are developed from Design Documents to Construction Documents.
  • Maintain and update bid analysis spreadsheet projecting out total project costs.
  • Track project costs throughout construction and regularly compare to budget until project completion.
  • Evaluate all bids and estimates for completeness, ensuring they are per specs, plan specifics and include all appropriate details.
  • Meet with subcontractors to verify scope, workload capacities and capabilities to perform on each project.
  • Prepare and distribute invitations to bid for new projects and plan changes.
  • Negotiate and award trade partner contracts based on best-qualified bids, including those with optimal pricing, quality, workload capacity, and ability to meet established work schedules.
  • Negotiate and resolve contract changes/issues and price change requests, including effective and good through dates.
  • Review trade payments for accuracy.
  • Participate in the architectural VE process.
  • Maintain vendor/trade partner database with current entity information, contact information and understanding scope capabilities for each company.
  • Solicit and receive feedback from operations on subcontractor performance to help determine right subcontractors for future projects.
  • Network and research to find new trades to establish a team of trade partners that is best in class for each scope of work.

Preferred Qualifications:

  • College or technical education preferred.
  • 7+ years of demonstrated experience working in a Purchasing Agent or Purchasing Manager role with residential construction builders.
  • Strong familiarity with blueprints and construction documents.
  • Demonstrated experience bidding out all vertical trades and awarding contracts for multiple production build communities.
  • Experience with project management/ERP software programs; MarkSystems a plus.

Company Work Environment Philosophy: Mosaic is a flex-first work environment, meaning some of the roles are worked primarily on a remote basis with some visibility to the corporate offices while others are worked physically in the corporate office or other such assigned in-person physical hub with some flexibility for occasional remote.
