What You'll Do
This role leads the sourcing, evaluation, and execution of land acquisition opportunities for CoreWeave's owned-site data center development pipeline across the Americas. You will manage the full acquisition lifecycle — from off-market land sourcing and feasibility assessment through transaction structuring and close — coordinating closely with Legal, Finance, Engineering, Energy, and the Due Diligence Team.
About the Role
As Principal, Land Acquisition, you will be CoreWeave's primary executor for owned-site campus and powered land deals across the Americas. You will build and manage a qualified acquisition pipeline that provides the Development team with consistent deal flow across purchase, ground lease, and option structures. Working in close partnership with the Site Selection team, you will ensure every acquisition target is rigorously evaluated before commitment, including power infrastructure, entitlement risk, commercial terms, and technical feasibility.
This role is based in one of CoreWeave's US hubs and requires regular travel to evaluate sites and maintain broker and landowner relationships across key Americas markets.
In this role, you will:
- Lead the identification, evaluation, and acquisition of powered land, powered shell, and data center campus sites across the Americas, prioritizing regions, site typologies, and acquisition structures (purchase, ground lease, option) aligned to the development pipeline.
- Structure and execute land purchase agreements, ground leases, and option agreements; manage broker networks and direct landowner outreach to source off-market and on-market opportunities.
- Coordinate with the Due Diligence Team for site, technical, and commercial evaluation of all acquisition targets, ensuring thorough evaluation before any commitment.
- Conduct site feasibility assessments covering zoning, entitlements, utility infrastructure (transmission capacity, substations), flood/seismic risk, and development potential.
- Lead transaction due diligence in coordination with Legal, Finance, Engineering, and Energy teams -evaluating technical, commercial, and legal risks for each site.
- Partner with the Site Selection team for an integrated land-and-lease strategy, ensuring acquisition structures complement colocation and turnkey deal pipelines across the Americas.
- Maintain a qualified acquisition pipeline with visibility into status, timing, power availability, and commercial terms for VP, Development, and leadership reporting.
- Track market conditions, utility capacity constraints, zoning trends, and competitive activity across target markets to inform acquisition strategy and prioritization.
Who You Are
- 8+ years in land acquisition, real estate development, or infrastructure site development; data center, utility-scale energy, or heavy industrial preferred.
- Deep understanding of powered land acquisition, utility interconnection, entitlement processes, and development feasibility across key Americas markets.
- Experience in structuring and executing land purchase agreements, ground leases, and option agreements in complex, multi-party transactions.
- Established network of brokers, utility advisors, and development partners across key Americas data center markets.
- Strong ability to assess power infrastructure and utility interconnection risk early in site evaluation — familiar with substation siting, transmission access, and interconnection queue dynamics.
- Skilled at managing multiple active deals simultaneously across different stages of evaluation, negotiation, and closing.
- Excellent written and verbal communication skills; able to synthesize complex deal structures and site risks into clear executive-ready summaries.
- Bachelor's degree in Real Estate, Business, Engineering, or a related field; equivalent practical experience considered.
Preferred
- Direct experience at a data center developer, hyperscaler, or utility-scale energy developer executing owned-site land acquisition programs.
- Working knowledge of data center development feasibility — including civil engineering constraints, critical power design, and construction-readiness requirements.
- Familiarity with colocation and turnkey leasing structures and how they interact with owned-site development pipelines.
- Experience with ground lease structures and long-term land control strategies in capital-intensive development environments.
- Strong relationships with brokers, landowners, utilities, and municipal stakeholders in target Americas markets (e.g., Texas, Southeast, Mid-Atlantic, Pacific Northwest).
- Proficiency with pipeline management and deal tracking tools (Salesforce, Airtable, Smartsheet, or equivalent).
Wondering if you're a good fit?
We believe in investing in our people and value candidates who bring unique backgrounds — even if you don't check every box. Qualities that tend to be successful in this role include:
- You are energized by the hunt — you find off-market deals before they become competitive and build relationships that give CoreWeave early access to high-quality sites.
- You are comfortable toggling between strategic market analysis and hands-on transaction execution without losing momentum on either.
- You have a builder's instinct — you enjoy creating the systems, playbooks, and processes that make a land acquisition function scalable.
- You think in terms of power, not just acres — you evaluate sites through the lens of MW availability, interconnection risk, and development timeline.
- You thrive in a fast-moving, high-accountability environment where ownership is expected at every level.
