Engineering & Facility Maintenance – CGLP

Job Purpose

To lead and manage end-to-end Project Management, Mechanical, Electrical, Engineering, Facility Management and Operational activities of Chennai Global Logistics Park Limited (CGLP), ensuring safe, reliable, cost-effective and efficient development and operation of the logistics park. The role is responsible for project execution, MEP systems, infrastructure and utilities, facility operations, statutory compliance, asset reliability, vendor management and seamless transition from project to operations.

1. Project Management & Execution

• Understand the overall project plan and lead the planning, coordination, execution, monitoring and completion of assigned projects and infrastructure works.

• Manage project schedules, milestones, budgets, resources and deliverables to ensure completion within approved timelines, cost and quality standards.

• Coordinate design, engineering, construction, testing, commissioning and handover of warehouses, buildings, utilities and common infrastructure.

• Review project drawings, BOQs, technical specifications, method statements and engineering submissions.

• Monitor contractors, consultants and vendors for progress, quality, safety, manpower deployment and contractual deliverables.

• Identify project risks, technical issues, delays and dependencies and implement appropriate mitigation and corrective actions.

• Drive value engineering and optimization initiatives without compromising safety, quality or operational requirements.

• Ensure effective coordination among Civil, Mechanical, Electrical, EHS, Procurement, Commercial, Facility and Operations teams.

2. Mechanical Engineering & Utilities

• Manage end-to-end mechanical engineering activities covering design review, execution, installation, testing and commissioning.

• Oversee HVAC, ventilation, pumps, plumbing systems, fire-fighting mechanical systems, water supply, drainage, STP/ETP and associated mechanical utilities.

• Review equipment selection, technical specifications and vendor/contractor submissions.

• Ensure mechanical systems are installed and commissioned as per approved drawings, specifications, applicable standards and operational requirements.

• Develop preventive, predictive and corrective maintenance programs for mechanical equipment and utilities.

• Monitor equipment performance and drive reliability, efficiency and lifecycle-cost improvement.

3. Electrical Engineering & Power Management

• Manage electrical infrastructure including HT/LT systems, transformers, DG sets, electrical panels, power distribution, lighting, earthing, UPS and associated systems.

• Review electrical drawings, load requirements, specifications and technical submissions.

• Ensure safe installation, testing, commissioning and operation of electrical systems.

• Maintain uninterrupted and reliable power supply to warehouses, common infrastructure and operational facilities.

• Coordinate statutory electrical inspections, approvals and required certifications.

• Monitor electrical consumption and implement energy-efficiency and cost-optimization initiatives.

• Manage solar/renewable energy systems, where applicable.

4. Facility Management & Maintenance

• Manage day-to-day engineering and facility operations of the logistics park, including warehouses, buildings, utilities, internal roads, common areas, lighting, water supply, drainage, STP/ETP and waste-management systems.

• Develop and implement preventive, predictive, scheduled and breakdown maintenance programs for all assets and critical infrastructure.

• Ensure maximum uptime, availability and reliability of utilities and facility infrastructure.

• Oversee housekeeping, landscaping, building maintenance and technical facility services.

• Ensure periodic inspection and maintenance of buildings, infrastructure and facility assets.

• Maintain asset registers, equipment history, maintenance schedules and service records.

• Drive continuous improvement in facility standards, asset performance and service delivery.

5. CGLP Operations & Operational Readiness

• Support smooth and efficient 24/7 logistics park operations through reliable engineering infrastructure and facility services.

• Ensure operational readiness of warehouses, utilities, common facilities and supporting infrastructure.

• Lead testing, commissioning, snag identification, closure and final acceptance of completed project works.

• Coordinate HOTO of completed warehouses, equipment, utilities and infrastructure from Projects to Operations.

• Support business operations, tenants, logistics partners and transport operators with timely infrastructure and facility coordination.

• Ensure prompt resolution of engineering, facility and utility-related operational issues.

• Establish SOPs, checklists, maintenance standards and emergency response procedures for engineering and facility operations.

6. Vendor, Contractor & Service Management

• Manage contractors, OEMs, AMC partners and facility service providers.

• Monitor vendor performance against agreed SLA/KPI, safety, quality, manpower, statutory compliance and contractual requirements.

• Conduct periodic vendor performance reviews and initiate corrective actions wherever required.

• Support Procurement in RFQ/tendering, technical evaluation, vendor selection, negotiation and cost optimization.

• Verify work completion, service performance and technical aspects of contractor/vendor bills before certification.

• Ensure timely execution and renewal of AMCs and service contracts.

7. HSE, Risk & Emergency Preparedness

• Ensure compliance with applicable Health, Safety and Environment requirements across project, engineering and facility activities.

• Implement and monitor fire safety systems, emergency preparedness and risk-mitigation plans.

• Ensure contractors and service providers comply with safety standards and permit-to-work requirements.

• Coordinate safety inspections, audits, emergency drills and corrective actions.

• Identify engineering and operational risks and implement preventive measures to ensure safe and uninterrupted operations.

8. Infrastructure & Utility Management

• Ensure reliable operation of power, water, HVAC, fire systems, drainage, STP/ETP and other essential utilities.

• Monitor energy, water and utility consumption and establish appropriate performance indicators.

• Drive sustainability, energy conservation and resource-efficiency initiatives.

• Coordinate with government utilities, statutory bodies and local authorities for uninterrupted services, inspections and required approvals.

• Plan infrastructure capacity and utility requirements in line with business growth and future development.

9. Statutory Compliance & Documentation

• Ensure engineering and facility operations comply with applicable statutory, regulatory and environmental requirements.

• Maintain statutory licenses, approvals, inspection reports, AMC records and vendor compliance documentation.

• Coordinate timely renewal of applicable approvals including Fire NOC, Pollution Control, Electrical and other statutory licenses/clearances.

• Maintain approved drawings, as-built drawings, O&M manuals, warranties, equipment documentation and project records.

• Ensure proper documentation and audit readiness across Project, Engineering and Facility functions.

10. Budgeting, Commercial & Cost Control

• Prepare annual Project/Engineering CAPEX and Facility O&M budgets and monitor expenditure against approved budgets.

• Monitor project costs, quantities, variations and committed expenditure.

• Identify cost-saving opportunities through value engineering, energy optimization, AMC/service-contract negotiation and process improvements.

• Support PR/PO, technical-commercial evaluation and contract-management processes.

• Ensure optimum utilization of resources while maintaining required safety, quality and service standards.

11. Stakeholder & Customer Coordination

• Coordinate with internal functions, tenants, customers, consultants, contractors, vendors and other stakeholders for engineering and operational requirements.

• Ensure timely resolution of complaints and infrastructure/facility-related concerns.

• Coordinate with statutory authorities and government agencies for inspections, approvals and utility-related matters.

• Support customer/tenant requirements without compromising safety, compliance and engineering standards.

12. MIS, Performance & Continuous Improvement

• Prepare periodic Project, Engineering and Facility performance dashboards and MIS.

• Track project progress, equipment uptime, maintenance performance, utility consumption, vendor SLA/KPI, safety, cost and statutory compliance.

• Present key risks, deviations, corrective actions and improvement opportunities to management.

• Drive automation, technology adoption, sustainability, reliability improvement and engineering best practices.

• Support future expansion and development of CGLP infrastructure in alignment with business requirements.

Qualification & Experience

• Bachelor’s Degree in Mechanical / Electrical / Civil Engineering; Diploma in Engineering may be considered based on relevant experience.

• Preferably 10–20 years of experience in Project Management, Engineering, Facility Management, Infrastructure or Operations.

• Experience in logistics parks, industrial infrastructure, large warehousing complexes, manufacturing facilities or similar large-scale projects preferred.

• Strong exposure to project execution, MEP systems, utilities, maintenance, contractor/vendor management and statutory compliance.

• Knowledge of BMS, SAP/Oracle or similar ERP/maintenance systems will be an added advantage.

• Excellent knowledge of mechanical engineering principles and practices.
• Strong leadership and team management skills.
• Proficiency in project planning and scheduling software.
• Ability to work independently and manage multiple projects simultaneously.
• Excellent communication and interpersonal skills.
• Willingness to travel as required for project oversight.
• Valid professional engineering license (preferred).
