WE ARE LOOKING FOR
Development Specialist who will be responsible for identifying, securing, and managing land acquisition opportunities to support the company’s logistics and industrial development pipeline in the Netherlands. Operating within a highly regulated and consensus-driven environment, this role requires strong stakeholder management, market insight, and expertise in Dutch spatial planning.
SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU
Land Sourcing & Strategic Pipeline Development- Identify, evaluate, and secure land opportunities aligned with the company’s Dutch development strategy.
- Build and maintain strong relationships with municipalities, provinces, landowners, brokers, and planning consultants.
- Monitor zoning plans, infrastructure projects, and spatial policies to identify opportunities.
- Develop and actively manage a forward-looking landbank pipeline (national or focused on key regions such as the Randstad, Brabant, or logistics corridors).
- Lead negotiations with landowners, developers, and public stakeholders.
- Structure land deals (purchase agreements, conditional contracts, option agreements).
- Coordinate full due diligence, including - Legal and title checks, technical and environmental assessments, planning and zoning feasibility
- Prepare investment proposals, including Development appraisals and cash flow analysis, risk assessments (including planning and ESG risks), SWOT and market analysis
- Present opportunities to the Investment Committee and senior management.
- Manage zoning and permitting processes under the Dutch Environment and Planning Act
- Work closely with municipalities and provinces to align developments with policy frameworks.
- Navigate key constraints such as nitrogen regulations, environmental impact (MER), mobility and infrastructure requirements
- Coordinate with urban planners, environmental advisors, and legal experts to secure permits.
- Engage early with stakeholders to de-risk projects and build local support.
- Support transition from land acquisition to development-ready projects.
- Collaborate with internal Development and Construction teams on concept design and feasibility.
- Ensure projects align with ESG and sustainability targets, including: Energy efficiency (e.g., BREEAM certification), circular construction principles, climate adaptation and biodiversity considerations
- Build and maintain long-term relationships with public authorities and key stakeholders.
- Represent the company in negotiations, consultations, and industry platforms.
- Navigate the Dutch consensus-driven (poldermodel) environment effectively.
- Support communication strategies and public engagement where required.
- Monitor Dutch logistics and industrial real estate trends.
- Identify build-to-suit and pre-let opportunities in collaboration with leasing teams.
- Engage with occupiers, brokers, and advisors to capture demand and translate it into land strategies.
- Prepare and manage acquisition budgets and forecasts.
- Evaluate financial feasibility and risk exposure of land opportunities.
- Track performance against investment criteria and company KPIs.
- Work closely with internal teams including Development, Construction, Finance, Legal, Leasing, and Asset Management Coordinate with other country teams and contribute to broader European strategy where relevant.
- Undertake other land banking and development-related tasks as required by management.
WHAT YOU NEED TO SHINE IN THIS ROLE
- Degree in Real Estate, Urban Planning, Engineering, Finance, or related field
- Relevant experience in land acquisition, real estate development, or planning in the Netherlands
- Strong knowledge of Dutch planning system and permitting (incl. Environment and Planning Act)
- Familiarity with key constraints: nitrogen, environmental impact (MER), and infrastructure requirements
- Solid financial skills (development appraisals, cash flow analysis, investment evaluation)
- Proven negotiation and deal structuring experience (landowners, municipalities, developers)
- Strong stakeholder management skills in a Dutch (poldermodel) environment
- Good project management and cross-functional coordination abilities
- Understanding of Dutch logistics/industrial real estate market
- Fluent in Dutch and English
