The Senior Director, Business Development will grow Tishman Speyer’s third-party real estate services platform by developing senior institutional relationships, originating and converting new business, and managing a qualified opportunity pipeline. The role targets owners, lenders, investors, servicers, family offices, and industry advisors, leading proposals, client solutions, negotiations, and execution. Responsibilities also include expanding existing client relationships, coordinating global expertise, and using CRM, relationship intelligence, AI, and data-driven tools to improve business development effectiveness.

Operates, maintains, troubleshoots, and repairs commercial building systems, including HVAC, electrical, plumbing, boilers, chillers, cooling towers, fire/life-safety equipment, and controls. Performs preventive maintenance, inspections, safety assessments, incident response, service-request follow-up, emergency assistance, and occasional locksmith duties. The role responds to tenant inquiries, participates in on-call rotations, supports special projects, and may train junior engineers.

Lead procurement capability for property operations and corporate services, drive company-wide sourcing and cost savings, manage RFPs and contracts, implement SRM and procurement KPIs, improve supplier performance and compliance, and partner with senior leadership and cross-functional teams across multiple geographies.

Draft, negotiate, and manage project-level agreements; advise business units on regulatory and contractual matters across jurisdictions; oversee external counsel; establish legal processes; and support regional teams to close complex property and investment transactions while enabling company growth.

Provide high-touch, real-time IT support to C-level executives: manage and troubleshoot iOS devices and Windows 11 systems, maintain MDM configurations, support collaboration apps (Outlook, Teams, Zoom, OneNote), collaborate with admin and IT teams, provide on-site and occasional after-hours support, and maintain confidential documentation and proactive device maintenance.

Manage day-to-day operations of a Class A NYC commercial property: lead property management and maintenance teams, drive tenant hospitality and amenity engagement, oversee budgets, P&L reporting, capital projects, vendor compliance, lease support, and staff development to deliver best-in-class tenant experiences.

Provide executive administrative support and finance-operations assistance to senior leadership, including calendar and mailbox management, event coordination, invoice processing in Basware, bookkeeping in D365, expense processing, budget support, and building Tableau reports while maintaining confidentiality and cross-department collaboration.
