Primary Job Responsibilities
- Influence and contribute to community strategy, including floor plan, elevation, and option offerings, to ensure alignment with overall business goals and objectives.
- Connect community startup priorities and drive accountability across multiple disciplines to ensure project success and alignment with overall business goals.
- Create startup strategies to optimize budget accuracy and efficiency, enhancing the speed to market and ensuring effective cost management.
- Report to the operations group on budgets, cost movements and cost opportunities or risks to ensure informed decision-making and drive effective cost management.
- Influence and create processes for total cost improvement, including variable WIP spend and option cost accuracy.
- Develop trade partner strategies with high levels of collaboration and buy-in from construction peers to ensure alignment with overall project goals and timelines.
- Manage priority vendor relationships, creating critical, sustainable, and value-add partnerships to ensure high-quality and reliable vendor performance.
- Demonstrate a high level of capability and confidence in written and verbal presentations, adjusting content and scope for different types of audiences to ensure effective communication.
- Build and maintain strong relationships with trade partners at both ownership and management levels to execute on sourcing strategies and ensure effective collaboration, partnership, and cost efficiency.
- Attract, recruit, hire, and develop talent, influencing the development of individuals across multiple disciplines to ensure a highly capable and effective procurement team.
- Performs other duties as assigned.

- Head of a sub-function of a division and responsible for all operations in that sub-function.
- Establishes and implements tactical and operational plans, with significant impact on the achievement of division and/or area results.
- Focus is on mid-term strategies (e.g., 3 years or less) to achieve business results, which may require substantial development of new processes, standards or operational plans to achieve strategies.
- Job has budget responsibilities for the area managed.
Leadership & Talent Management:
- Manages a sub-function of a division, which includes multiple teams led by Directors and Managers.
- Responsible for developing mid to long-term plans on how to optimize his/her organization and the talent required to execute strategies for the sub-function.
- Typically has substantial latitude for hiring, firing, promotion and reward authority within own operational area, in accordance with organizational guidelines.
Knowledge & Experience:
- Requires advanced business knowledge, general management and leadership capability to lead business or functional teams.
- Typically has broader practical experience across multiple professional disciplines within the organization, combining theory, past practical experience and the organization’s business practices.
- Typically requires a University Degree or equivalent experience and minimum 10 plus year’s prior relevant experience.
