The Opportunity:
As a Surface Landman, you will play a key role in supporting responsible energy development across our Appalachian Basin operations by securing the surface rights, agreements, permits, and stakeholder relationships needed to move projects forward. This role partners closely with landowners, local communities, government agencies, and internal teams including legal, engineering, environmental, and operations to ensure land-related activities are completed accurately, efficiently, and in compliance with applicable requirements. The ideal candidate brings strong negotiation, communication, and organizational skills, along with the ability to manage complex land matters in a fast-paced, field-oriented environment.
Location:
This position is based out of our Quaker City, Ohio office, with an expectation to travel throughout our Ohio assets to meet with landowners, vendors, and other stakeholders. Additional travel to our headquarters in Morgantown, West Virginia, may be required as needed.
What You Will Be Doing:

  • Secure surface rights for exploration, drilling, completions, and production activities through negotiation and acquisition of leases, agreements, and permits. 
  • Negotiate and draft surface use agreements, easements, rights-of-way, and other land-related contracts. 
  • Ensure all agreements comply with company policies, legal requirements, and industry standards. 
  • Maintain positive relationships with landowners, government agencies, local communities, and other stakeholders. 
  • Act as a liaison between the company and landowners to address concerns and resolve disputes promptly and effectively. 
  • Ensure all land transactions and activities comply with federal, state, and local laws and regulations. 
  • Maintain accurate and up-to-date records of land acquisitions, contracts, and agreements. 
  • Prepare and present reports on land acquisition activities, project status, and compliance issues. 
  • Collaborate with internal teams, including legal, engineering, environmental, and operations, to ensure seamless project execution. 
  • Support project planning and development by providing land-related insights and recommendations. 
  • Conduct thorough due diligence, including title research and analysis, to identify ownership and resolve any title issues. 
  • Perform land and environmental impact assessments to inform project planning and risk management. 
  • Assist in budgeting and forecasting land acquisition costs. 
  • Monitor and manage land-related expenditures to ensure cost efficiency. 

Your Background:
  • Bachelor’s degree in Land Management, Business Administration, or a related field preferred. Equivalent work experience may be substituted.
  • Minimum of 5 years of experience in land management, preferably within the oil and gas industry. 
  • Professional certification such as Registered Professional Landman (RPL) or Certified Professional Landman (CPL) preferred.
  • Proficiency in land management software and Microsoft Office Suite and experience with GIS (Geographic Information Systems) and mapping software preferred.
  • Familiarity with environmental regulations and their impact on land management.
  • Strong knowledge of land acquisition processes, land law, and regulatory requirements. 
  • Proven negotiation skills with the ability to handle complex and high-stakes negotiations. 
  • Excellent organizational and time management skills, with the ability to prioritize tasks and meet deadlines in a fast-paced environment.
  • Strong communication skills with the ability to interact professionally with landowners, vendors, colleagues, and stakeholders.
  • Possession of a valid driver's license with a clean driving record and ability to travel as required to various project sites and meetings. 
  • Must be able to work in varying environmental conditions and terrains.
  • May require extended hours during critical project phases.
  • Must be able to perform light work – exerting up to 15 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects.    
  • See, hear, talk and perform tasks requiring manual dexterity and visual acuity; kneel, sit, stand, walk, crouch, stoop, reach, pull, push and other similar, repetitive tasks requiring physical activity.  
  • Able to operate standard office/computer equipment.
