Job Description:
The Senior Residential Title Examiner is responsible for meticulously searching and examining real property records, issuing title insurance commitments, and handling non-insured title products. This role plays a crucial part in assisting both internal and external customers with title clearance and addressing any title-related issues to facilitate smooth real estate transactions. Additionally, the Senior Residential Title Examiner provides essential support and guidance to production and agents.
ESSENTIAL FUNCTIONS:
- Search of the real property records, and additional resources, to prepare title commitments and non-insured products in accordance with Company guidelines.
- Assists agency operations in all matters by responding to inquiries on transactions and providing advice and direction on general examination and commitment requirements and policy matters.
- Reviews documents for legal sufficiency, including lien waivers, surveys, deeds, mortgages, court orders and decrees and curative instruments.
- Organize and execute large scale projects under supervision of senior examiners.
- Consult counsel on underwriting issues and provide coverage for customers.
- Provides support to senior examiners and underwriting counsel. Provides general training and support for other staff.
- All other duties as assigned by management.
KNOWLEDGE/SKILLS/EXPERIENCE REQUIRED:
- Strong computer knowledge and familiarity with Microsoft Outlook, Teams, Word, Excel.
- Preferred knowledge of TitleData (TIMS), PACER and RamQuest.
- Working knowledge of real estate law and abstracting knowledge preferred.
- Ability to search multiple, and complex legal descriptions for both acreage and platted property.
- Must have ability to review Probates, Divorce and Bankruptcy proceedings in addition to Tax and District Court suits.
