- Ensure that each resident with an expiring lease receives a renewal offer 65 days prior to their lease expiration date.
- Manage multiple Renewal Offers with different requirements from each investment group based on a revenue management strategy.
- Use negotiating tools such as flex rate options and maintenance upgrades to retain residents, while also ensuring business goals are met for the investor.
- Using sales techniques, manage the expiring population until lease signing has been completed by utilizing outbound calls, emails, etc. to ensure the resident signs before their lease expires.
- Help manage the inbound calls and emails from residents.
- Overcome a resident’s obstacles and objectives to renewing when a Notice to Vacate is submitted.
- Manage applications and background screenings for residents acquired during property acquisitions that are not on an MSR lease.
- Compile signed lease documents to provide to the owners for review.
- Assist in projects assigned to the department to support our branches as needed.
- High School Diploma or equivalent
- 1-2 years prior leasing administrative experience preferred.
- Highly motivated “self-starter” able to learn and grow fast under aggressive project schedules
- Identifying inadequacies and requesting corrective action.
- Highly organized and able to multi-task and work effectively with limited supervision.
- Proficient in Microsoft 365 tools.
- Ability to perform repetitive work in a diligent manner.
- Detailed oriented and analytic skills.
- Strong English written and verbal skills.
- Salesforce knowledge preferred.
- Yardi Experience preferred but not required.
