Primary Purpose
The Special Projects Specialist manages department remodels and non-storing special projects as well as execute "pilot" rollouts through the Innovation process. This role is responsible for all pre-construction activities which include development of critical date schedules, review and approval of plans and bidding/awarding of contractors. This position also manages daily construction activities including budget management, municipal sign offs and warranty/close-out period, completion of punch list / warranty items and close-out of financial documents within Company time line requirements.
This role is of critical importance the Banner as they are responsible for smaller scale capital improvements that will help drive sales. This position needs to be extremely nimble and react to divisional requests; quick turnaround is essential to improving the customer experience. Special Projects Associate is also responsible for managing the Special Projects tracker which is reviewed by all members of the ADUSA and Banner teams.
Our flexible/ hybrid work schedule includes 3 in-person days at one of our core locations and 2 remote days. Our core office locations include Quincy, MA, Carlisle, PA and Hyattsville, MD.

Duties & Responsibilities
- Manage the bidding and awarding processes related to all GC's (General Contractors), CM's (Construction Managers), individual subcontractors and various suppliers.
- Manage the preparation of contracts, purchase orders, processing, and payment of all requisitions and invoices through the company's accounting system.
- Manage the redline review process of ARCH/MEP (Architectural/Mechanical Engineering trade sheets) on assigned projects with respect to accuracy and conformance to prototype standards, building codes, and other generally accepted construction practices.
- Create and manage detailed phase plans and closely monitor schedules.
- Issue complete period budget report to keep Senior Management up to date on the financial status of the project and to any changes that will affect it.
- Direct weekly project construction and operations meetings for all assigned projects
- Work with the Safety department and the contractors' safety reps to ensure inspections are completed, workers are trained and the project runs in as safe a manor as possible.
- Manage project completion process including the punch list walk through, inspections and signoff process.
Qualifications
- 2+ years in comparable field
- Practical Construction Technology & Methods
- Knowledge of architectural designs/engineering concepts and processes; construction methods and materials; project management; environmental and legal issues related to development.
- Knowledge of Construction Safety and OSHA requirements.
- Must be able to read and interpret plans, specifications & building codes.
- Must be able to do remodel / special project phase planning and construction scheduling.
- Must be able to read/interpret/write contracts, schedules and timelines.
Preferred Qualfications
- Construction Supervisor License strongly preferred. OSHA Certification; LEED knowledge
- Bachelor's Degree. Architectural or Civil Engineering preferred.
ME/NC/PA/SC Salary Range: $75,040 - $112,560
IL/MA/MD/NY Salary Range: $86,320 - $129,480
Actual compensation offered to a candidate may vary based on their unique qualifications and experience, internal equity, and market conditions. Final compensation decisions will be made in accordance with company policies and applicable laws.
