Our firm is currently looking for a dedicated Senior Project Manager to be located in Pasadena, CA. This position will act as an Owner's Authorized Representative (OAR) and will be supporting cutting edge research facilities for a leading scientific university. This is an exciting opportunity to lead a major institutional project in Southern California.

Essential Duties & Responsibilities:

  • Coordinates with Design and Construction Team staff, contractors, architects, engineers, inspectors and facilities staff.

  • Plans, organizes, directs, coordinates and reviews project management activities.

  • Resolves complex construction project related issues, disputes, and disagreements.

  • Develops, assigns, and monitors performance of staff relative to assigned construction projects.

  • Reviews status and overall construction project progress relative to submitted construction schedules.

  • Reviews all change orders from all construction projects and assesses their impact on the baseline schedule.

  • Assists Sr. Project Manager and other Facilities management staff with bid and contract planning.

  • Assesses bid specifications for CIT need and probability of completion under stated timeline.

  • Reviews status and monitors variances of the construction project database relative to scheduling and cost control reporting.

  • Reviews and verifies submitted applications for payment and performs overall fiscal management of multiple construction projects.

  • Provides functional direction over areas of responsibility including construction project schedules, cost control, dispute resolution, contract administration, and quality control.

  • Reviews and monitors overall administration of contracts for the architect and related consultants.

  • Coordinates program activities with other organizational departments.

  • Develops and recommends internal policies and procedures.

  • Provides managerial and construction oversight to Construction Managers.

  • Prepares status reports for upper management.

  • Plans, coordinates, or facilitates a wide range of assigned activities for off-site, meetings, workshops, community functions and large-scale events as needed.

  • Analyzes and organizes project information and requirements; independently monitors project progress and results, while maintaining established schedule and budget.

  • Provides technical and engineering support to Project Managers and Construction Managers.

  • Manages Architect for timely and accurate responses to requests for information.

  • Oversees staff in the maintenance and distribution of current contract plans and specifications.

  • Confirms contractors’ maintenance of record drawings prior to monthly progress payments to the Contractor.

  • Makes field checks on construction, demolition, rehabilitation, alteration addition or repair projects to determine compliance with job specifications, plans established CIT standards, on layout and installation requirements.

  • Prepares written materials including correspondence, reports, procedures, and guidelines related to the project file maintenance and document control.

  • Reviews submittals for conformance to plans and specifications.

  • Assists in coordinating meetings between site administrators, CIT personnel and community representatives to organize construction plans from pre-construction to post-construction and closeout.

  • Prepares reports on project updates to site administrators and senior management to ensure coordination in timelines and construction schedules.

  • Maintains and distributes current contract plans and specifications.

  • Confirms Contractors maintenance of record drawings.

  • Supports or is able to lead project closeout.

Knowledge & Skills Required:

  • Delegate providing clear instructions and ongoing feedback. 

  • Monitor metrics and course correct as necessary while holding self and others accountable. 

  • Provide feedback to senior leaders and clearly communicate organizational direction to team members. 

  • Build relationships with key internal resources (peers, direct reports, & senior leaders). 

  • Exercise creativity and resourcefulness in independently managing the project effectively in a compressed timeframe. 

  • Ability to distinguish between cause and effect of problems. 

  • Actively listen and communicate effectively, clearly, unambiguously, and completely in both written and oral formats. 

  • Experience on large higher education and lab research programs.

  • Experience with Oracle or similar PMIS systems.

Preferred Education and Experience:

  • Bachelors degree in Architecture, Engineering, Construction Management, or a closely related field. Additional qualifying experience in excess to the minimum stated below may be substituted for the required education on a year for year basis.

  • A minimum of 10-15 years’ experience in Project/Construction Management of New Buildings, Facilities or School Construction and familiarity with relevant Public Codes. Candidates are required to have experience in managing capital projects through planning, design, jurisdictional approvals, environmental permitting, construction, and close-out.

  • Prior experience with educational facility project types is highly preferred.

  • Prior experience with laboratory project types is preferred.

  • Preferred Certification: CCM, PMP, PE, AIA, LEED

The salary range for this full-time role is $132,800.00-$185,933.36 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
