POSITION OVERVIEW

Within the Alterra Mtn Co real estate team, we design, plan and develop the built environment which enables the Company to deliver the most compelling outdoor adventure experiences imaginable. Always focused on the guest experience and driving growth for our Resorts our innovative, unique world-class development practices fuse entertainment, sustainability and placemaking to deliver new standards in the industry.

We are seeking an experienced Senior Development Operations Manager to oversee design teams, budgets and planning while optimizing our construction workstreams from project inception to the handover to our Construction Execution team for a portfolio of assigned Resort projects. This role is critical in ensuring smooth transitions and efficient operations throughout the development process.

WHAT YOU WILL DO

As a Senior Development Operations Manager, you have an exciting opportunity to shape the future of our development operations platform and contribute to the success of high-impact real estate and development projects. The ideal candidate will be a dynamic leader with experience in both the Construction and Development industry and a passion for operational excellence and a proven ability to drive results in a fast-paced environment.

RESPONSIBILITIES

  • Supporting the Vice President of Development Operations in conducting feasibility studies and risk assessments of all predevelopment activities that support the development team with underwriting and design of Alterra projects and master plan visions.

  • Working and coordinating with necessary third-party consultants to provide required support, pricing and entitlement information for the development managers and team.

  • Managing architectural design teams, consultants and engineers in the design and development of Alterra resort master planned projects and various capital improvement investments while prioritizing workflows and deadlines.

  • Providing detailed monthly reporting material as necessary and requested by the Vice President of Development Operations.

  • Supporting development managers in preparing early conceptual estimating budgets for development projects and capital improvement investment projects at multiple resorts simultaneously.

  • Working with various resort operations teams around the Alterra ski resort portfolio to develop budgets, schedules, planning that support the annual projects.

  • Coordinating with architects, engineers and design consultants to identify potential design improvements, value engineering and cost saving budget opportunities for all aspects of the predevelopment phase.

  • Developing and negotiating preconstruction agreements and final construction contracts with general contractors in the various ski resort building markets.

  • Developing, coordinating and facilitating the project bid process, including review and negotiation of contracts, scope of work and final budget commitments.

  • Developing and maintenance of detailed design and entitlement project schedules to ensure all milestones are met on time and within budget.

  • Development of predevelopment conceptual and final budgets with respect to soft costs, permits, fees, cash flows and all necessary underwriting support for the development managers.

  • Interfacing and coordinating with the construction execution team to provide clear and complete hand-off of preconstruction activities to the execution phase of the project.

  • Developing and implementing risk management strategies with the execution team to mitigate potential issues that could impact the project and development success.

  • Developing and implementing new quality control process and procedures to ensure all preconstruction/predevelopment activities are meeting the highest standards for the team and all resort developments.

QUALIFICATIONS

Education: Bachelor's degree in Construction Management.

Qualifications:

  • Minimum 12-15 years of experience in real estate development or construction management, with at least 5 years in a senior role.

  • Real estate development experience and background is preferred.

  • Proven track record of successfully managing large-scale development projects.

  • Strong understanding of construction processes, regulations, and industry best practices.

  • Excellent leadership and team management skills.

  • Advanced proficiency in project management software and tools.

Skills:

  • Proven experience working in having worked in a fast-paced startup environment.

  • Strong understanding of conceptual estimating and preconstruction activities.

  • Construction knowledge and experience with various development asset classes including: luxury hotel, condo and multifamily, retail and tenant finish.

  • Understanding of underwriting process to coordinate with development managers.

  • Proficient with financial analytics as it relates to construction hard cost and soft cost development in real estate pro forma models.

  • Ability to manage several projects and tasks at various stages simultaneously within the construction and preconstruction phases of a project to meet deadlines.

  • Professional/lived experience working in a culturally competent manner with a diverse range of people.

The base salary range below represents the low and high end of the Alterra Mtn Co Shared Services Inc. salary range for this position. Actual salaries will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of the Company’s total compensation package for employees. Other rewards may include short-term and long-term incentives and many region-specific benefits.

Denver area base salary range: $150,000 - $185,000 per year
