Team Leadership & People Development

• Lead, mentor, and coach Design Managers and Assistant Design Managers to enhance their technical expertise and decision-making capabilities.
  
• Ensure consistency in design review methodologies and quality standards across all projects.
  
• Develop future design leaders through structured coaching and succession planning.
  
• Cultivate a collaborative, high-performing team culture.
  
• Lead and support departmental initiatives covering Design Guidelines, Design Standards, Lessons Learned, Innovation, Digital Transformation, Sustainability, Knowledge Sharing, and Cross-country Collaboration.
  

Design Leadership & Governance

• Establish and lead the overall design strategy, shaping the design philosophy across assigned projects in alignment with development objectives and brand positioning.
  
• Oversee multiple concurrent projects of varying complexity while maintaining consistent design quality and delivery standards.
  
• Critically assess and challenge consultant proposals to achieve optimal design solutions.
  
• Maintain continuity between the original design concept, subsequent design development, and the final built product.
  
• Drive customer-centric product innovation through market insights, user experience research, and evolving residential lifestyle trends.
  
• Benchmark against international best practices and emerging residential trends to foster continuous innovation and product differentiation.
  

End-to-End Design Management

• Oversee the entire design process, including Feasibility & Test-fit, Concept Design, Schematic Design, Design Development, Construction Documentation, Construction, and Post-handover Review.
  
• Ensure design milestones are delivered on schedule and in accordance with the overall project programme.
  
• Lead coordination and integration across all relevant disciplines, including Architecture, Landscape, Interior Design, MEP, and C&S.
  

Product & Market Alignment

• Translate development briefs into clearly defined product specifications, including unit mix, layout efficiency, and lifestyle positioning.
  
• Collaborate closely with the Sales & Marketing department to ensure that show units accurately reflect the intended product concept and that design solutions support pricing strategies and market absorption.
  
• Benchmark projects against competing developments and prevailing market trends to maintain product competitiveness.
  

Consultant & Stakeholder Management

• Represent the Design Department in discussions with CLD’s Senior Leadership, Asset Management, the Overseas Design Team, External Authorities, and Construction.
  
• Establish long-term relationships with consultants and provide recommendations on consultant appointment strategies.
  
• Drive improvements in consultant performance through effective briefing and management of design consultants.
  
• Define the scope of work, deliverables, and performance expectations for consultants.
  
• Negotiate design priorities and facilitate structured design reviews and decision-making workshops.
  
• Assess consultant performance and provide constructive feedback to support continuous improvement.
  

Cost, Value Engineering & Commercial Control

• Monitor design development to ensure alignment with the approved project budget.
  
• Lead value engineering initiatives to optimize CAPEX, constructability, and lifecycle costs.
  
• Ensure that design ambitions remain aligned with the project's financial viability.
  

Regulatory & Authority Strategy

• Develop submission strategies and ensure that the necessary approvals are obtained within the required timelines.
  
• Ensure full compliance with Vietnamese regulations (QCVN), fire safety requirements, planning regulations, and relevant authority conditions.
  
• Identify potential regulatory risks early and propose appropriate mitigation strategies.
  

Construction & Site Implementation

• Conduct spot checks and reviews of shop drawings, mock-ups, and material submissions.
  
• Carry out regular site inspections to verify compliance with design requirements.
  
• Proactively address and resolve design-related issues arising during construction.
  
• Ensure that the final delivered product aligns with the approved design intent, contractual drawings, and commitments made to customers.
  

Feasibility Study

• Support land acquisition activities and feasibility assessments during the early stages of development.
  
• Evaluate design potential, development constraints, and overall development efficiency.
  
• Provide input on test-fit studies covering master planning, unit mix, and product positioning.
  

Design Standards, Innovation & Sustainability

• Contribute to the development and ongoing enhancement of internal design guidelines.
  
• Promote the adoption of sustainable design strategies, including EDGE, Green Mark, WELL, smart home technologies, digital infrastructure, and modular and efficient design solutions.
  
• Drive innovation in residential product design and user experience.
  

Education

• Bachelor’s degree in Architecture or a related discipline.
  

Experience

• 10–12 years of experience in architecture, design management, or related fields, including at least 5 years of experience working for a property developer or holding a leadership position within a design consultancy.
  
• Demonstrated track record of delivering high-rise residential and/or large-scale mixed-use developments.
  
• Experience leading multidisciplinary design teams and managing multiple projects simultaneously.
  

Technical & Professional Expertise

• In-depth knowledge of residential design, planning principles, and regulatory approval procedures in Vietnam.
  
• Sound understanding of MEP coordination, construction methodologies, and the commercial implications of design decisions.
  
• Familiarity with BIM and digital design coordination processes.
  
• Knowledge of sustainability standards, including Green Mark, EDGE, or WELL, is an advantage.
