M3 Service is seeking a Sales Manager to lead and grow a high-performing, relationship-driven, sales organization focused on helping building and facility owners shift from reactive maintenance to proactive, high-ROI operational strategies. This role is responsible for developing direct, trust-based relationships with owners, driving recurring revenue, and presenting innovative, sustainable solutions that enhance system reliability, improve safety, and reduce long-term operating costs. The Sales Manager will guide the sales team, expand market presence, support holistic building health initiatives, and play a key strategic role in positioning us as the industry leader in green, forward-thinking facility solutions.

Mark III is a full-service construction company comprised of three complementary business units: M3 MEP, M3 Service, and M3 Components. We support projects from initial concept through long-term maintenance, with specialized expertise in healthcare, higher education, industrial, life science, and technology markets.

Our integrated, big-picture approach allows us to self-perform electrical, HVAC, plumbing, process piping, prefabrication, and MEP design. By consolidating these services under one organization, clients benefit from reduced profit layers, minimized scope gaps, and simplified project schedules—working with a single, accountable partner rather than multiple consultants and subcontractors.

Headquartered in Sacramento, California, Mark III operates throughout California and Nevada. Our state-of-the-art manufacturing facility serves as a centralized hub supporting five core trades: HVAC, mechanical piping, plumbing, electrical, and metal-stud framing. To support our continued growth, we will be relocating from our current combined 62,000 square feet of office and operational space to a new 340,000-square-foot headquarters at 2031 Optisolar Lane, with the move planned for completion by the end of Q3 2026.

Position Summary

The Sales Manager is responsible for building, leading, and scaling a high-performance sales function that directly supports our relationship-driven economic engine. This role focuses on developing strong, trust-based partnerships with building and facility owners, driving recurring revenue, and expanding our footprint across key markets.

The ideal candidate is a strategic, consultative seller with experience in facilities, building systems, MEP, sustainability, or a related environment. They must be passionate about transforming clients’ operational strategies and positioning proactive, holistic solutions that improve reliability and reduce operating costs.performance and maximize ROI.


Requirements

Sales Leadership & Strategy

  • Develop and execute a sales strategy aligned with our mission to shift owners from reactive to proactive operational approaches.
  • Lead, coach, and develop a sales team focused on relationship-building and long-term client value.
  • Establish, and meet, clear goals, KPIs, and metrics that support recurring revenue growth and client retention.
  • Analyze market trends and identify opportunities to introduce innovative, green building solutions.
  • Establish clear processes and tactics for converting construction and special projects into maintenance and/or future service opportunities for M3 Service.
  •  Provide direction to, and collaborate with, internal marketing team to develop strategy and content for sales tools, presentations and marketing materials and boost brand recognition.
  • Foster and develop vendor partnering relationships to capitalize on all opportunities for referrals, strategic partnering, and decreased business costs

Business Development & Client Engagement

  • Cultivate direct, trust-based relationships with building and facility owners.
  • Conduct consultative assessments to understand client challenges, operational inefficiencies, and ROI potential.
  • Present holistic, high-value solutions that enhance building performance, system reliability, and long-term cost savings.
  • Manage the entire sales cycle from prospecting through closing and handoff to operations.
  • Conduct job walks with service technicians, estimators and other team members
  • Ensure continued engagement with satisfied clients to foster repeat business and lasting partnerships.
  • Resolve customer concerns in a positive and efficient manner

Revenue Growth & Market Expansion

  • Drive consistent, predictable growth in recurring revenue and multi-year service relationships.
  • Meet, or exceed, personal and team sales metrics through sales of MEP service and special projects offerings
  • Expand market presence through active networking, industry events, and strategic partnerships.
  • Collaborate with marketing to refine messaging that communicates our proactive, ROI-focused value proposition.
  • Develop proposals, scope of work descriptions and pricing estimates for current and prospective clients

Internal Collaboration

  • Partner with operations, engineering, and leadership to ensure seamless delivery of solutions.
  • Provide customer insights to inform the development of new services, sustainability initiatives, and technology offerings.
  • Support forecasting, budgeting, and resource planning for the sales organization.

Qualifications

  • 5+ years of sales leadership experience, ideally in facility services, building systems, MEP, energy efficiency, sustainability, or related technical solutions.
  • Demonstrated success in consultative selling with an emphasis on ROI, reliability, and operational savings.
  • Strong communication and relationship-building skills with building owners, facility managers, and executive decision-makers.
  • Ability to lead and motivate a sales team and cultivate a high-performance, relationship-driven culture.
  • Strategic thinker with the ability to translate technical solutions into business and financial value.
  • Passion for sustainability, energy efficiency, and proactive building health strategies.
  • Experience in Service and Special Projects estimating and proposal generation.
  • Familiarity with contract review and ability to identify potentially problematic language, terms and conditions.
  • Computer proficiency in Microsoft Office applications

Salary Range: $125,000 - $145,000 DOE. Plus uncapped commission
