JOB DESCRIPTION SUMMARY
This is a rare opportunity to take a defining leadership role at the heart of Greystar’s growing flex living platform in Spain. As Regional Operations Manager, you will own the performance of a portfolio spanning 7 assets, 4,500 units, and more than €1 billion in assets under management — with a direct line of sight from strategic planning through to day-to-day execution.You will lead a team built for scale: an Operations Manager who oversees the full portfolio sits directly beneath you, supported by a General Manager embedded in each asset. Your remit is both strategic and hands-on — setting the direction, driving NOI growth, building the culture, and ensuring every property delivers a consistently excellent resident experience. The role is based at Greystar’s Spain headquarters in Madrid, with regular travel across the portfolio.

JOB DESCRIPTION
Key Responsibilities:
Performance & NOI Growth
- Drive NOI growth across the portfolio by identifying and executing revenue-generating initiatives, managing costs rigorously, and optimising occupancy.
- Develop and own comprehensive annual business plans for each asset, translating strategic objectives into clear operational roadmaps.
- Lead the budgeting and reforecasting cycle, holding the team accountable to financial targets and acting swiftly on performance gaps.
- Review and interpret competitive intelligence, partnering with central teams on pricing, leasing, and marketing strategies that maximise revenue.
Operations & Asset Management
- Design, implement, and continuously improve the processes and procedures that govern operations across the entire portfolio, driving consistency and efficiency.
- Ensure all assets are impeccably maintained, fully compliant with applicable legislation, and safe for residents and team members at all times.
- Conduct regular asset inspections and operational reviews, escalating capital requirements and maintenance needs as required to protect long-term asset value.
- Define and manage procurement relationships for operating supplies, equipment, and essential services.
People, Culture & Development
- Build and sustain a high-performing, values-driven team culture across a geographically distributed portfolio.
- Invest actively in the development of the Operations Manager and General Managers, creating clear growth paths and a pipeline of internal talent.
- Recruit, onboard, and manage performance of team members in line with Company policies and values.
- Lead by example — inspiring a resident-first ethos and a mindset of continuous improvement throughout the organisation.
Strategy & Investment
- Act as a key operational voice in shaping the business plan for future portfolio acquisitions and developments in Spain.
- Provide on-the-ground insight to inform investment decisions, underwriting assumptions, and asset repositioning strategies.
- Build strong relationships with internal stakeholders — including asset management, investment, and finance teams — to ensure seamless cross-functional alignment.
Knowledge & Qualifications:
- Degree-level education or equivalent professional experience.
- Advanced proficiency in Microsoft Office (Word, Excel, Outlook).
- Demonstrable experience with property management or accommodation business systems (full training provided where needed).
- Working knowledge of relevant tenancy and building management legislation, or a relevant professional qualification, is advantageous.

- Proven senior-level leadership of multi-site, multi-city operations — ideally within residential, hospitality, leisure, or real estate — where revenue, occupancy, and service quality are primary performance drivers.
- Demonstrable track record of delivering NOI growth and executing business plans against financial targets.
- Experience launching or stabilising new assets, products, or services and bringing them to full operational performance.
- Strong commercial and financial acumen, with the ability to analyse complex data and translate it into clear decisions.
