As the Property Project Cost Manager, the incumbent is responsible for overseeing property related projects and operations within an organization. This role involves managing the planning and support of project delivery, such as renovations, expansions, or relocations. They collaborate with various stakeholders, including internal teams, contractors, and vendors to ensure successful project outcomes. The role also calls for independent cost guidance, risk insight, and program-level oversight, enabling effective project delivery of initiatives such as renovations, relocations, reconfigurations, and new builds. Working in close partnership with project managers, leadership, vendors, and cross-functional teams, this role ensures alignment between scope, budget, schedule, and organizational goals.
Responsibilities
While receiving a moderate level of guidance and direction, the incumbent is responsible for developing and managing the following tasks:
- Early-stage Rough Order of Magnitude (ROM) estimates using benchmarks, cost-per-square-foot metrics, and historical data.
- Prepare and validate detailed cost estimates across all major construction trades, leveraging drawings and historical cost intelligence.
- Ensure projects remain financially viable through accurate forecasting, budget development, and cost alignment with strategic priorities.
- Lead change order evaluation and cost control efforts, including scope validation, pricing analysis, and impact reporting.
- Perform estimate vs. actual cost analysis, delivering actionable insights to senior leadership.
- Maintain and enhance cost databases, adjusting for market trends and regional variations.
The incumbent will support stakeholder management, which includes collaborating with internal teams, contractors, and vendors to ensure effective communication and coordination and the management of stakeholder relationships.
The responsibilities pertaining to risk management may include identifying project risks related to cost, constructability, schedule, and site conditions, and develop mitigation strategies. Participate in site selection and feasibility assessments, evaluating cost exposure, constraints, and optimization opportunities. Provide guidance on permitting, utilities, and regulatory considerations impacting cost and delivery timelines.
Qualifications, Education, Certifications and/or Other Professional Credentials
- Bachelor’s degree in Construction Management, Engineering, Architecture, Business, or a related field (or equivalent practical experience).
- 5+ years of experience managing commercial construction and/or facilities projects, including multiple concurrent projects, vendor/contractor oversight, and delivery in occupied/open retail environments (construction while open).
- Knowledge and experience with construction standards and practices
- Proficiency with estimating software
- Read and understand SDs, DDs, CDs, related to commercial construction and MEPs
- Travel: 25–50%, including occasional overnights.
Pay Transparency
The salary range for this position is $95,000.00-$138,000.00 per year. Actual pay is based on various factors including but not limited to the budget, work location, and relevant skills and experience.

Skills Required
