About The Role

The Project Planner II is a dedicated specialist within New Home Starts (NHS), who is responsible for the strategic planning and setup of new communities, ensuring the accuracy of submittals, and managing the timely release of homes to achieve company goals. This position works closely with Division Presidents, Construction teams, and other departments, providing essential support and maintaining key processes for successful project execution.

What You’ll Do

  • Research, prepare, and complete the setup of new communities to ensure accurate and timely launches, aligning with company standards
  • Foster, build, and maintain relationships with municipalities and developers, regularly meeting and traveling to maintain strong, collaborative partnerships.
  • Manage and process new home starts for assigned markets, ensuring all required steps are completed efficiently. Review and maintain NHS tools, such as the Community Matrix, How-To guides, and Site Planner Matrix, to reflect up-to-date community requirements.
  • Strategically plan and panel home releases, meeting company goals while ensuring all community and regulatory requirements are met, establishing an even flow of releases.
  • Review and complete weekly pipeline submissions from Division Presidents.
  • Complete panel change notices as directed by NHS Management.
  • Assist in implementing departmental training programs under the direction of NHS Management, supporting team development and operational excellence.
  • Manage permitting processes to release homes in a timely manner.

What We’re Looking For

  • High School Diploma or equivalent required, college degree preferred.
  • Requires 2 years of relevant permitting or starts coordination experience.
  • Excellent verbal and written communication skills.
  • Candidate must be able to multi-task, while remaining detail oriented, managing multiple jobs, projects, and meetings on a day-to-day basis.
  • Demonstrated computer skills including a working knowledge of MS Office products, including Outlook, Excel, Word, and PowerPoint.
  • Ability to work both independently and as part of a team in a fast-paced environment.
  • Proven ability to prioritize and manage time effectively.
