Freedom is a commercial real estate firm that invests in and manages commercial real estate properties. Established in 2014, Freedom has developed a long-term investment strategy around commercial rental income properties in the Huntsville, Alabama area. Freedom’s key focus is to own, hold, and manage long-term commercial real estate to return a reasonable profit. Freedom has concentrated its efforts on renovating and modernizing spaces to attract and retain premium tenants and partnering with investors and firms to develop properties and improve the community. Freedom focuses on building strong partnerships with key real property professionals, including sales brokers/agents, financial institutions, law firms, building trade contractors, real estate service firms, and others.
Freedom Real Estate is seeking a Project Manager to manage, maintain, and oversee all aspects of a construction project from start to finish across multiple Freedom business lines (Development, Owner Consulting, & Construction).
As a Project Manager your duties will include the following, but are not limited to:
- Lead the project team through all phases of construction on multiple project types.
- Ensure all projects are delivered safely, on-time, and within budget, meeting Freedom quality standards.
- Develop relationships with clients, subcontractors, and others to create long lasting relationships for future opportunities
- Develop and maintains the project budgets, schedules, safety, and quality control objectives.
- Provide monthly cost and progress reports for internal and external distribution
- Maintain regular communication of project status.
- Manage daily project workflow with correspondence, RFI’s, and submittals
- Ensure compliance with local, state, and federal regulations and reporting requirements.
- Ensure adherence to all health and safety standards and correct & document any issues
- Ability to maintain and improve on the Freedom Real Estate & Capital, LLC’s culture
- In coordination with the Project Superintendent, plan all construction operations and schedule successful completion and determine needed resources (personnel, equipment, and materials) from start to finish with attention to budgetary limitations
- Collaborate with the designer and client throughout the project
- Negotiate contracts with external vendors to reach profitable agreements
- Obtain permits and licenses from appropriate authorities
- Assist the Preconstruction Manager with estimating, subcontractor bidding, and procurement
- Review and approve subcontractor/supplier pay applications
Required Qualifications:
- U.S. Citizenship
- Bachelor of Science in Engineering, Building Science, or relevant field
- 5+ years experience as a construction project manager on multiple project types
- In-depth understanding of construction procedures and project management principles
- Familiarity with quality and health and safety standards. OSHA 30 training and First Aid/CPR certification preferred.
- LEED / Sustainability experience is beneficial
- Working knowledge of Microsoft Office and Microsoft Project
- Familiarity with construction/ project management software (i.e. Procore or NewForma)
- A team player with leadership abilities
- Possess strong initiative, time management, and organizational skills
- Demonstrated interpersonal and relationship building skills
- Demonstrated highly effective written and oral communication skills
- Demonstrated commitment to success, dependable, responsive, pro-active, high energy, positive attitude, attention to detail, ability to multi-task and establish appropriate priorities
- Self-starter with the ability to work both independently and collaboratively
- Ability to easily learn new software
- Ability to adapt to changing priorities
Schedule: M-F; 8-5 additional hours as needed with flexibility to meet the needs of the company
Work Location: Headquarters Office and Project sites
Travel: Yes, local with flexibility for some out of town may be required
