Summary:
The Project Manager is responsible for leading, managing, and delivering construction projects from
initiation to completion. The role oversees project planning, budgeting, execution, and handover while
ensuring compliance with design specifications, quality standards, timelines, and safety regulations. It
involves coordinating multidisciplinary teams, managing client relationships, and ensuring successful
delivery of projects within scope, cost, and schedule.

Key Responsibilities
Project Planning & Strategy
Develop comprehensive project plans including scope, schedule, resources, and budget.
Review project designs, specifications, and contract documents for feasibility and compliance.
Define project objectives and deliverables aligned with client and organizational goals.
Project Execution & Supervision
Oversee daily construction operations and ensure project milestones are achieved on time.
Monitor progress, resolve on-site challenges, and manage deviations from the plan.
Ensure proper coordination among engineering, procurement, and site teams.
Budgeting & Cost Control
Prepare and manage project budgets, cost estimates, and financial forecasts.
Monitor expenditures to ensure cost efficiency and adherence to the approved budget.
Evaluate variation orders, claims, and recommend cost-control measures.
Quality Assurance & Compliance
Ensure all works are executed in line with design specifications, codes, and project quality standards.
Conduct regular inspections and collaborate with QA/QC teams to address non-conformities.
Approve quality documentation, testing reports, and inspection records.
Health, Safety & Environmental Management
Promote and enforce a strong safety culture across all project activities.
Ensure compliance with company HSE policies and legal requirements.
Conduct safety reviews, incident investigations, and corrective action planning.
Stakeholder Management
Serve as the primary point of contact for clients, consultants, and contractors.
Lead coordination meetings and ensure alignment between all stakeholders.
Maintain strong communication to manage expectations and ensure client satisfaction.
Team Leadership & Resource Management
Lead multidisciplinary teams including engineers, supervisors, and subcontractors.
Allocate resources effectively and ensure manpower, materials, and equipment availability.
Mentor and develop team members to enhance performance and productivity.
Risk Management & Issue Resolution
Identify project risks, develop mitigation strategies, and implement contingency plans.
Resolve technical, contractual, and operational issues promptly.
Ensure timely escalation and decision-making for critical project matters.
Reporting &Documentation
Maintain comprehensive project records including schedules, drawings, correspondence, and reports.
Prepare and present progress reports, KPI tracking, and executive summaries.
Ensure timely preparation of as-built drawings and handover documentation.
Qualifications & certifications & Experience (Mandatory & Preferred)
PMP or equivalent project management certification preferred.
Minimum of 8–10 years of experience in construction project management, with minimum of 2 to 3 years of experience in a leadership role within the relevant field is required
Proven track record of delivering medium to large-scale construction projects.
Strong leadership, negotiation, and analytical skills.
Proficiency in project management tools such as Primavera, MS Project, and MS Office Suite.
Bachelor’s degree in civil engineering is mandatory.
Minimum 20–25 years of overall construction experience.
Minimum 10–12 years of Gulf/UAE experience in a Project Manager or equivalent senior project role.
Strong and proven experience in large-scale villa/residential construction projects, preferably projects involving 200+ villas.
Experience with a Main Contractor, managing the complete project scope including Structural, Architectural, MEP, Infrastructure, Finishing and External Works.
Strong experience in project planning, progress monitoring, manpower/resource management, subcontractor management, procurement, QA/QC, HSE and project handover.
Capable of managing high-volume site activities and coordinating with Consultant, Client, Authorities and Subcontractors.
Strong knowledge of construction programs, recovery plans, look-ahead schedules, and delay mitigation.
Previous experience with EMAAR projects will be a strong advantage.
Experience in villa finishing and handover is highly preferred.
