Job Description:

PURPOSE          

As Project Coordinator based in Savanah, Georgia, you will provide support and coordination in the dynamic and growing Housing Development Department within their assigned region, conducting affordable housing development activities.  You will assist the Origination Team execute assigned tasks from completing applications, securing financing to managing project timelines and closings. 

ESSENTIAL FUNCTIONS

  • Assists in preparation of tax credit, bond, subordinate (FHLB, HOME, etc.) and lender applications to develop affordable housing communities.
  • Assists in the identification of new and existing senior housing development opportunities. Prepares reports on topics including market investigation, comparable sales analysis, competitor evaluation and demographic research.
  • Coordinates the preparation of preliminary financial analysis for potential new construction projects, substantial renovations and/or acquisitions. 
  • Management and interruption of third-party consultants and reports.
  • Assist with the preparation of community stakeholder outreach materials and strategies for new development projects.
  • Provides support during the zoning and entitlement process of housing development.
  • Utilizing various development department resources, assist and coordinate the tracking and satisfying project related critical path benchmarks such as entitlements, third party reports, design documents and construction approvals. 
  • Provides support as required to Department leaders in such areas as project presentations for external stakeholders, coordination of internal resources, National Church Residences’ internal investment committee, and others.

Education:        Bachelor’s degree or equivalent experience. 

Experience:      

  • Minimum of 2 years’ related experience required. 
  • Understanding of affordable housing fundamentals, market dynamics, and economic and demographic drivers preferred.

Skills:                            

  • Proficient in Excel and other Microsoft office suite products, with a willingness to learn new forms of technology. 
  • Demonstrated ability to take ownership of projects.
  • Demonstrated analytical skills. 
  • Understanding of real estate fundamentals, financing, market dynamics, and economic and demographic drivers.
  • Collaborative skills, working with diverse internal and external entities to accomplish project goals.
  • Excellent communication, comprehension, and interpersonal skills.  Must have the ability to speak, read, write and understand English, as well as the ability to make self-understood.
  • Demonstrated ability for multi-tasking and meeting simultaneous deadlines.
  • Ability to travel and attend meetings on a limited basis.
  • Demonstrates and maintains a positive, professional manner, manages time efficiently and effectively, promotes a team approach, participates in appropriate problem-solving methods.
  • Strong verbal and written communication skills and willingness to support a multi-disciplinary department of design, construction, finance, legal and project management professionals.
  • Effectively manages time and commitments to support team and business objectives.
  • Strong organizational skills.

Travel: 

4-6 trips to Columbus, OH in the first year, then less travel, up to 25%

Licensure: Valid driver’s license and able to meet National Church Residences’ motor vehicle policy required.
