We are seeking a talented and experienced Project Architect to join dynamic team for real estate development company in Dubai. The ideal candidate will play a key role in leading the architectural design and delivery process for high-profile real estate developments, including residential and hospitality projects.
You will work closely with internal departments, consultants, contractors, and authorities to ensure that projects meet design, functional, sustainability, and regulatory standards—on time and within budget.
Key Responsibilities:
- Lead and manage architectural design from concept to completion for assigned development projects providing expertise input to ensure designs are efficient, well-coordinated and met industry standards.
- Coordinate with design consultants, engineers, and internal stakeholders to ensure design intent is maintained throughout all project stages whilst maintaining project budget.
- Manage the Design Consultants through the various phases of project lifecycle ensuring compliance with the project programme.
- Review and understand all Operator Brand Standards(technical) and ensure the Consultants are complaint within their design.
- Review architectural drawings (inclusive of façade, lighting, all layouts, ID, Landscaping), specifications, BOQs, and technical documentation inclusive of design stages, design review processes and construction documentation.
- Review and approve design packages, specifications shop drawings, and material submittals. Ensuring compliance with project requirements, aligned to budget.
- Validate/verify designs produced by the design teams with respect to adherence to the design criteria and required standards. With excellent coordination with all other design disciplines
- Verify accuracy of Shop Drawings and compliance to the specifications, Consultants design and existing local authority standard
- Review the design programme and ensure correct logic has been considered as well as alignment with project timelines (authority, procurement, construction phasing etc)
- Provide input and recommendations to the design to achieve the project budget ensuring the most cost-effective design whilst meeting the clients design standards and consultant specifications
- Ensure compliance with local authority regulations and building codes
- Participate in project feasibility studies (providing architectural advice), site evaluations (massing perspectives, building locations, overall theme) and master planning activities.
- • Support the team with planning submissions, building permits, and other regulatory approvals. Driving the process to ensure project timelines are achieved.
- • Provide design input during value engineering, it is expected that advice is provided for suitable Value Engineering proposals through the design stages and if required during construction in order to achieve project budget.

- Provide design guidance during procurement (procurement strategy, scope for contractors, review of procurement documentation) and construction phases.
- Manage/Guide with preparation and/or review of Tender Documentation Packages comprising of drawings/details, scope, directions to bidders, contract form, general terms and conditions, bid forms etc.
- Provide necessary technical support and design review services to the Employer to validate accuracy, quality, efficiency, compliance and commercial implications of the design submitted.
- Provide technical expertise on the establishment of technical design standards and philosophy in line with best fitted global design practice.
- Identify, assess and manage project risks and develop proactive mitigation strategies to minimize disruptions and ensure project success.
- Lead meetings with various design consultants and contractors (or other stakeholders) to receive project updates and to workshop problems and find solution. Provide Minutes of Meetings for records and issue to stakeholders.
