One challenging aspect of any large-scale operation to provide housing is the unfortunate reality of evictions. While we will make every effort to avoid each individual situation from coming to eviction, the respectful but efficient management of those situations that do develop is critical for the sustainable long-term effort to make as many affordable homes as possible. As the first in-house Director of Notice and Evictions, you will have an opportunity to roll up your sleeves and be responsible for the entire process at American Avenue, backed by the support of an experienced team of operations, product, and engineering leaders who move faster than anything you have seen.

What You’ll Be Doing

• Get to possession as quickly as possible. Your mission is simple: bring every eviction process to a safe and successful conclusion as quickly as possible, every time. It sounds simple, but you know from hard-earned experience that it’s not. You will be the first hire on this team, finding the kinks in our processes and helping us improve them, without letting them slow you down.
• We have thousands of homes in our leased portfolio, and add hundreds more every month. As a result, there are over one hundred evictions across dozens of jurisdictions occurring at any given time. You’ll engage with outside local counsel to pursue possession as quickly as possible, navigating a system of layered laws and regulations and a variety of parties you’ll need to supervise, support, and leverage.
• Leverage SFR3’s technology team to define, build, & iterate on software & platforms to help you manage cases more quickly and more efficiently than you imagined possible. You are the customer of our seasoned product and engineering team. You know what you need to succeed, and how to ask for it in ways that get it for you.
• Representing the Fund. You will be the face and voice of SFR3 in markets you cover. You will represent the fund to regulators, courts, attorneys, and other parties. You will gain real experience in private equity and how a real estate fund works. You will be visiting the markets as needed (monthly to quarterly) to tour our homes and become an expert on the markets you cover.
• Working to the numbers. Even the best operator can’t do it alone at scale. At SFR3 we believe in total transparency and paying for performance, and so every operator will have a personal “scorecard” so they always know exactly what they need to do and where they need to improve. You’ll help design the scorecards for your team to maximally align effort with outcome.

Performance measured in part by these KPIs:

• Time to repossession: First and foremost, we run a business. The rent pays for all the renovations, repairs and maintenance, and tenant support that goes into providing a quality housing experience. Without a paying tenant, none of that exists. You relentlessly find the cause of delays and get them out of the system. 
• Success rate: If you don’t dot your I’s and cross your t’s, you could be set back months. Getting the little details right is critical to not starting a process over.
• SFR3 reputation: Do The Right Thing. Be fair, be tough, be loved. This is our motto in everything we do, and it will challenge you in this role more than most. Property managers who get eviction wrong lose their reputations in a heartbeat.

The Skills & Experience We're Looking For

• SFR Management Experience. You have experience in notice and evictions in multiple markets across the country. You’re extremely detail-oriented and organized, as you know this is the only way to stay on top of a vast portfolio spread across dozens of markets.
• Grittiness. You never hesitate to roll up your sleeves and tackle something hands-on. You persevere when others fall away.
• Proactive Mindset. You have a strong bias towards action. You don’t let problems go unsolved. You have a true passion for getting to “inbox zero”.
• Technology is your tool. Efficiency is your mantra. You constantly evaluate how your efforts can be massively leveraged by technology, from simple spreadsheets and macros to APIs and enterprise-grade software. You communicate your ideas and requirements to engineers crisply and coherently so they can build the best tools quickly.
