About the Role
As Operations Manager within our REMS team, you'll play a pivotal role in overseeing the operations of Cedarbrae Centre a retail asset within our portfolio. You will oversee the daily operation and routine maintenance of the building's physical systems while ensuring tenant requests are addressed promptly and professionally.
You are driven by customer service and take pride in the quality of work and service delivered by your team. You work effectively with individuals at all levels, including clients, external vendors, and corporate teams (HR, IT, Leasing, etc.), and collaborate closely with the General Manager and other on-site management team members.
You have a strong track record of leading, managing, and successfully delivering large capital projects while implementing preventative maintenance programs for commercial assets. You consistently meet and exceed business objectives, ensuring the achievement of key performance indicators (KPIs) and operational financial targets. You are forward-thinking, innovative, and eager to leverage your expertise to help shape the future of our industry.
Responsibilities
Manage, mentor, and provide guidance and training to the building operations team.
Effectively multitask while recognizing and addressing important and time-sensitive priorities.
Review operations and implement energy-efficiency initiatives while ensuring the building operates in accordance with sustainability programs.
Understand expense controls and successfully operate within established budgets.
What You'll Bring
Minimum of 5 to 10 years of progressive building operations experience and 5+ years of progressive leadership experience, including managing teams of building operators and fostering strong client and tenant relationships, preferably within retail assets.
Proven experience preparing, writing, and presenting business cases for capital projects from budgeting through to completion.
Demonstrated problem-solving skills when working with teams, clients, vendors, and tenants.
Strong strategic thinking, with experience identifying and implementing innovative, cost-effective solutions.
Knowledgeable about all aspects of emergency management and supporting emergency response teams.
Experience writing and managing tenders for large-scale contracts (RFQs/RFPs) and preparing related client business cases.
Proven and decisive decision-making abilities; experience working with other departments (Construction, Accounting, Leasing) is considered an asset.
Experience working within critical systems environments.
Experience managing and implementing ESG projects is preferred.
SMA or FMA designation, BES, SMT, HVAC Technician certification, or a 4th/5th Class Power Engineer certification (or equivalent) is preferred.
RPA designation, LEED AP, PMP, or an equivalent designation is considered an asset.
Knowledge of Direct Digital Control (DDC) systems, including operation and troubleshooting.
Ability to oversee tenant build-outs and property improvement projects.
Experience preparing and managing property operations budgets.
Knowledge of applicable building and fire codes.
Proficiency with Microsoft Office applications (Word, PowerPoint, Excel, etc.), smartphones, and other technology devices.
Experience with Yardi Voyager, Yardi FM, Angus, or Building Engines work order systems.
Valid driver's license.
