GENERAL DESCRIPTION OF POSITION
The Mortgage Disclosure Specialist I will ensure compliance with the TILA-RESPA Integrated Disclosure Rule (TRID), as well as other applicable state, federal and government regulations. This position ensures that the initial disclosures, as well as valid Change of Circumstance documents, are prepared accurately and are provided to consumers within required timeframe. The Mortgage Disclosure Specialist I will also input and review data for accuracy and correct any discrepancies before disclosures are provided to consumers.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Prepare and complete Initial Disclosure Packages and Initial Loan Estimate. This duty is performed daily, about 25% of the time.
2. Responsibly maintain consumer's confidential personal and financial information. This duty is performed daily, about 100% of the time.
3. Ensure proper loan set-up within the Loan Operating System (LOS). This duty is performed daily, about 10% of the time.
4. Research and input tax/insurance information to ensure correct figures are disclosed. This duty is performed daily, about 10% of the time.
5. Send out disclosure package to consumers via E-Disclosures, or notify Mortgage Loan Originators that the disclosure package is ready to be provided to consumers via mail or in-person. This duty is performed daily, about 10% of the time.
6. Monitor, identify, and validate Change of Circumstance documents, and if needed, re-disclose Loan Estimates and Change of Circumstances within 3 days of revisions. This duty is performed as needed, about 10% of the time.
7. Review fee changes in accordance to TRID Change of Circumstance guidelines. This duty is performed as needed, about 10% of the time. 8. Perform a compliance review of each file for loan officer prior to submission to Operations. This duty is performed daily, about 10% of the time.
9. Work with Mortgage Loan Originators and/or Processors to obtain updated documentation/fees, as applicable, per Change of Circumstance. This duty is performed as needed, about 20% of the time.
10. Ensure disclosure creation and reviews are performed according to Centennial Bank standards outlined in applicable policies and procedures. This duty is performed as needed, about 100% of the time.
11. The ability to work in a constant state of alertness and in a safe manner. This duty is performed daily, about 100% of the time.
12. Completes required BSA/AML training and other compliance training as assigned. This duty is performed as needed.
13. Perform any other related duties as required or assigned.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty mentioned satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
EDUCATION AND EXPERIENCE
High school or GED, plus specialized schooling and/or on the job education in a specific skill area; e.g. data processing, clerical/administrative, equipment operation, etc, plus 2 years related experience and/or training, or equivalent combination of education and experience.
COMMUNICATION SKILLS
Ability to read, analyze, and understand general business/company related articles and professional journals; Ability to speak effectively before groups of customers or employees.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to prepare and interpret bar graphs.
CRITICAL THINKING SKILLS
Ability to utilize common sense understanding in order to carry out written, oral or diagrammed instructions. Ability to deal with problems involving several known variables in situations of a routine nature.
