POSITION SCOPE AND ORGANIZATIONAL IMPACT
This full-time position will interface with the Project Preconstruction Chief to complete comprehensive budgets and GMP for MEP trades.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
- As “MEP SPECIALIST ", manage assigned multiple projects meeting estimating responsibilities & deadlines
- Under the supervision of the Preconstruction Chief, successfully Manage a Design Build Project from Concept to Final Contract Award
- Perform accurate quantity survey of materials, Skin Study & GSF using On Screen Take Off/Bluebeam
- From Concept Drawings and above, ability to "Fill in the Gaps" for missing information from drawings and design documents (Specialty Trades)
- Assemble detailed MEP estimates, providing takeoff & unit pricing on multiple projects
- Review Drawings for missing information and write RFI's for submittal to Architects & Engineers, by Trade
- From Trade Contractors’ proposal, develop bid tab sheets for multiple trades to ensure accurate scope
- Develop comprehensive qualifications and assumptions from bid tabs of Trade Contractors
- Provide Cost Savings suggestions by Trade (MEP Trades)
- Communicate with Operations Team regarding site logistics/GR’s/GC’s to be incorporated into estimate
- Provide multiple progressive estimates with cost variance reconciliation between deliverables
- Meet and present to Owners & A/E Team to discuss design & pricing and be able to explain the cost variances and, if required, recommend solutions to bring the project back within budget
- Focus on Risk Management regarding qualifications, scope and constructability issues
- Document Review & RFIs: Provide Completeness Reviews & Constructability of Design Documents (Drawings & Specs.)
EDUCATION AND WORK EXPERIENCE
- Graduate from College/University; 4-Year BS Degree in related field
- Minimum of four (4) Years’ previous experience in Preconstruction
- Ability to successfully self-manage work assigned with very little direction
- Knowledge of Summary level and detailed level pricing, by Trade
- Possess analytical skills
- Ability to read specifications with clear understanding of subject matter of Trade Specialists
- Knowledge of Trade Specific Scope Responsibilities & Unit Pricing of Trade Specialists
- Ability to read, interpret & understand plans proficiently: Conceptual Drawings - 100% CDs
- Working knowledge of constructability details and ability to recognize cost saving opportunities of Trade Specialist
- For Trade Specialty, Ability to direct Engineers (and Architects) with detailed information of alternate systems or constructability
- Possess detailed knowledge of Trade Specific Scope without having specific information on Design Documents
- Ability to communicate and manage Trade Contractors for Scope-specific Proposals
- Ability to communicate internally & externally with Operations, Precon Staff, Trade Contractors & Owners, A/E

Skills Required
- Four-year bachelor's degree in a related field
- At least seven years of previous preconstruction experience
- Experience managing estimating responsibilities and deadlines across multiple projects
- Knowledge of summary-level and detailed-level trade pricing
- Ability to read and interpret plans from conceptual drawings through 100% construction documents
- Knowledge of trade-specific scopes, responsibilities, and unit pricing
- Knowledge of constructability details and ability to identify cost-saving opportunities
- Ability to perform quantity surveys, takeoffs, and unit pricing
- Ability to review specifications and identify missing information
- Ability to communicate with and manage trade contractors, operations teams, owners, architects, and engineers
- Ability to self-manage assigned work with minimal direction
- Analytical skills and risk-management knowledge
