The Role

This is a performance marketing role, not a design role — and it's a build, not a maintenance job.

Today, marketing happens property by property. Site teams place their own ads, manage their own Zillow listings, and make their own spend decisions. That got us here, but at 9,000+ homes it means we can't see what a lease actually costs us to acquire, we can't move budget to the properties that need it, and we're almost certainly paying for the same thing more than once.

You are the person who centralizes it. You'll take ad accounts and listings off individual site teams, consolidate them under one structure, and build the reporting that finally shows spend, leads, and cost per lease in one place. That takes as much diplomacy as it does campaign skill — the site teams are giving up something they own today, and your job is to make the trade obviously worth it to them.

Once it's consolidated, you run it.

What You'll Own

Centralization (first-year priority)

  • Inventory every ad account, Zillow listing, and marketing invoice currently sitting with individual properties

  • Consolidate accounts and billing under a single structure, working property by property with site teams and the Operations Manager

  • Establish one intake path for site teams to request marketing support, so the transition adds capability rather than removing it

  • Identify duplicate spend, lapsed subscriptions, and listings running against units that aren't available

Paid advertising

  • Build, launch, and optimize Google Ads and Meta campaigns at the property and portfolio level, including keyword, geo, audience, and creative testing

  • Own monthly budget pacing across all active campaigns; reallocate spend toward properties with occupancy exposure and flag overspend before it happens

  • Manage lease-up campaigns for new acquisitions and repositioned assets

  • Maintain conversion tracking and UTM discipline so every lead is attributable to a campaign

Zillow and listing management

  • Own Zillow Rentals listings, packages, and renewals across the portfolio

  • Audit listing accuracy — pricing, availability, amenities, photos, specials — on a set cadence

  • Track contract terms, renewal dates, and invoicing; partner with accounting to validate we're billed for what we contracted

  • Evaluate Zillow performance property by property and recommend package changes based on cost per lead and cost per lease

  • Assess whether additional listing channels are worth adding, with the math to support it

Performance reporting

  • Maintain a recurring lead-source report: spend, leads, tours, applications, leases, cost per lead, and cost per lease by property and channel

  • Reconcile lead volume in the ad platforms against what shows up in AppFolio, and investigate the gaps

  • Present results and recommendations to the Operations Manager, portfolio managers, and regional managers in plain language

Supporting work

  • Keep property landing pages and Google Business Profiles accurate and current

  • Coordinate photography, video, and creative vendors — you brief and manage them; you are not expected to produce the assets yourself

  • Light asset assembly in Canva or a similar tool for ad creative variants

What You Bring
  • 2–4 years in digital or performance marketing, with hands-on ownership of paid ad accounts — not just reporting on someone else's

  • Demonstrated experience managing a monthly ad budget and explaining its results

  • Working fluency in Google Ads, Meta Ads Manager, and Google Analytics 4

  • Comfort with spreadsheets as an analytical tool — pivot tables, lookups, building a report someone else can follow

  • Strong written communication; you can write ad copy that converts and an email that explains why a campaign underperformed

  • The judgment to take something over from a colleague without making them feel steamrolled

  • Highly organized across many simultaneous properties and deadlines

Preferred

  • Multifamily, property management, or real estate experience

  • Hands-on Zillow Rentals experience

  • Familiarity with AppFolio or a comparable property management platform

  • Google Ads certification

Not required: Adobe Creative Suite proficiency or a formal design background. This role briefs and directs creative work rather than producing it.

First 90 Days
  • 30 days — Full inventory of ad accounts, Zillow listings, and marketing spend by property; duplicate and lapsed spend identified

  • 60 days — First tranche of properties consolidated under central accounts; conversion tracking verified; baseline cost per lease established

  • 90 days — Recurring lead-source report live and distributed; first round of budget reallocation recommendations delivered with supporting math

Compensation & Classification

This position is salaried and classified as non-exempt, meaning it is eligible for overtime pay under Washington State law. Base range: $62,000 – $72,000 annually, depending on experience.
