About the Role

Opendoor Home Loans (ODHL) is rebuilding the mortgage experience from the ground up - a technology-forward origination platform designed to make financing a home as simple and certain as buying one on Opendoor. Processing is where that promise either holds up or falls apart: a file that's clean, complete, and well-documented moves through underwriting fast; a sloppy one stalls a closing and a family's move.


We're looking for a Mortgage Loan Processor to own a pipeline of conventional, FHA, and VA files from application through clear-to-close, in an environment built for speed. Because ODHL originates against Opendoor's own transaction timelines, "on time" isn't a courtesy here, it's the closing date on a home someone is already counting on. You'll work inside a technology-driven, AI-assisted workflow rather than a legacy LOS, and you'll help shape that workflow as the team scales.


This role has real room to grow. As ODHL scales into new states and loan programs, processors who show strong judgment on file quality and underwriting triage will grow into more senior processing, QC, and team-lead responsibilities. We'd rather hire someone early in that trajectory and grow them than fill a static seat.

What You'll Do
  • Own a pipeline. Manage a pipeline of conventional loans today, with FHA and VA coming online, from initial submission through conditional and final approval, keeping every file moving against tight, purchase-driven closing dates.
  • Read income documents and calculate income. Work directly from tax returns, pay stubs, W-2s, and business financials to calculate qualifying income, including for self-employed and non-traditional income scenarios.
  • Triage files before they reach underwriting. Review a file's income, assets, credit, and title documentation and recognize the underwriting issues before they become underwriting issues, catching what would otherwise come back as a condition or a decline.
  • Handle customer documents directly. Review borrower-submitted paperwork for what it actually shows, not just whether the checklist item is checked, and know when a document doesn't support what's being claimed.
  • Communicate clearly with underwriters. Present a file's story in a way an underwriter can act on quickly, and work conditions back and forth without losing time to back-and-forth clarification.
  • Get on the phone when a portal request won't cut it. Verbal VOEs the day before closing, chasing down a written VOE that's gone quiet, calling an insurance agent for a binder or dec page instead of waiting on a fax-back, tracking down a payoff or HOA cert directly with the servicer or management company, you know which conditions clear themselves and which ones need a voice on the line today.
  • Work well with loan officers and back office. Coordinate with LOs on borrower expectations and with processing, closing, and title/settlement teams so nothing falls into a gap between roles.
  • Work inside an AI-assisted workflow. Use ODHL's automated document intake, income and asset calculation, and condition-tracking tools as your default, and step in with manual review and judgment exactly where the system needs a human.
  • Bring a process-improvement mindset. Notice where the workflow, a checklist, or a piece of tooling is costing time or causing rework, and speak up about it, you're one of the best sources of truth for what's actually slowing files down.
What We're Looking For
  • 2+ years of mortgage loan processing experience at a non-bank lender, independent mortgage company, or high-volume production shop.
  • Ability to read and interpret income documentation, including tax returns, and calculate qualifying income from it.
  • Working knowledge of conventional (Fannie Mae/Freddie Mac) guidelines; exposure to FHA and/or VA a plus, as ODHL is actively standing up government lending.
  • Clear written and verbal communication, particularly with underwriters.
  • Comfort working inside a fast-changing, technology- and AI-assisted origination platform rather than a static, legacy LOS.
  • Clean employment and credit history sufficient to satisfy character and fitness standards.
  • High school diploma or equivalent required; college degree a plus.

  • Detail-oriented, not just fast. You catch the thing in a document that doesn't line up before an underwriter has to send it back.
  • A translator, not a forwarder. You can explain a file's income or asset story to an underwriter clearly, rather than just passing documents along and hoping they connect the dots.
  • A team player across roles. You work as easily with a loan officer managing a borrower relationship as with a closer trying to hit a deadline.
  • Curious about the process. If something about the workflow doesn't make sense, you ask why, and you have ideas about how it could work better.
  • Comfortable with growth. You're looking for a role that gets bigger as you prove yourself, not one you'll outgrow in six months with nowhere to go.
  • Mission-aligned. You understand that every day a file sits is a day someone's move gets harder, and you treat that urgency as real.
Bonus Points
  • Active NMLS registration (not required for this role, but a plus).
  • Experience processing loans that close against real estate purchase contracts with hard deadlines (vs. refinance-only production).
  • Experience reviewing self-employed or complex income files.
  • Prior experience at a tech-forward mortgage company, fintech lender, or proptech company.
  • Familiarity with the home-buying transaction from the consumer or agent side.
