The Lead Finance Analyst, Pricing is responsible for advanced analysis supporting entrance fee forecasting, pricing recommendations, and valuation drivers. This role develops models, conducts back‑testing and scenario analysis, and prepares decision‑ready analytics for Regional Teams and Ownership. In addition, this role will help implement controls and standardization for pricing across all communities.
This role performs work under minimal supervision and handles complex issues and problems, referring only the most complex issues to higher-level staff.
This position reports to the Senior Manager, Pricing.

What You’ll Do:

Maintain and enhance forecasting models (unit availability, refunds, NEF budget, promissory notes) and document drivers

Perform market/in‑place pricing analytics and support dynamic pricing and incentive recommendations

Provide decision support to Sales & Marketing to enable the right offering to prospects

Perform trend analysis and back‑testing to improve assumptions and forecast accuracy

Prepare individual financial qualification calculations for prospective residents and provide summary/output to community Sales & Marketing and Executive Director

Prepare return analysis and valuation driver analytics for Ownership’s review

Support Regional Finance on questions that impact valuation assumptions and pricing decisions

Perform other duties and responsibilities as assigned
What We’re Looking For:
- Required qualifications
- Bachelor’s degree in Finance, Accounting, Economics, or a related field; or equivalent experience
- 4–6 years of progressive experience in financial analysis, FP&A, analytics, pricing, or strategic finance roles
- Advanced Excel skills, financial modeling, and analytical skills; comfort working with data warehouses/BI tools
- Strong understanding of financial statements, planning processes, and performance drivers
- Effective time management and ability to meet deadlines with minimal supervision
- Strong communication skills with the ability to synthesize complex analysis for senior audiences
- Proven track record of delivering high‑impact analytical work
- Ability to work collaboratively within a team and respond to requests from leadership
- Professional judgment, discretion, and willingness to learn
- Possesses comprehensive knowledge of subject matter.
