Finance Officer - a senior position, prefer to be Qualified CPA accountant with experience to back and have strata experience

Accounts Payable/Receivable

  • Oversee AP and AR
  • Process supplier invoices and ensure timely payment from the correct owners corporation account
  • Reconcile creditor and debtor ledgers
  • Manage insurance premium payments and recovery where applicable

Trust & General Accounting

  • Manage trust accounts for multiple owners corporations in accordance with statutory requirements
  • Process receipts, payments, and disbursements on behalf of strata schemes
  • Perform daily/weekly bank reconciliations for all trust accounts
  • Ensure segregation of funds between administrative and capital works (sinking) funds
  • Investigate and resolve discrepancies in trust ledgers

Levies & Debt Management

  • Calculate, raise, and issue owner levy notices in line with approved budgets
  • Monitor levy collections and follow up on arrears in line with company/legislative processes
  • Liaise with debt collection agencies or legal representatives on overdue accounts where required
  • Process levy refunds, credits, and adjustments

Budgeting & Financial Reporting

  • Prepare annual administrative and capital works fund budgets in consultation with Strata Managers and Committees
  • Prepare monthly, quarterly, and annual financial statements for owners corporations
  • Prepare financial reports and disclosures for Annual General Meetings (AGMs) and Committee Meetings
  • Track actual expenditure against budget and report variances
  • Assist in forecasting future capital works and sinking fund requirements
  • Notes on Financial statements

GST and BAS Lodgments

Compliance & Audit

  • Ensure compliance with relevant strata/OC legislation (e.g., Strata Schemes Management Act or equivalent state/regional legislation)
  • Coordinate external audits of trust accounts and financial statements
  • Maintain accurate records to support statutory audit requirements
  • Ensure GST/BAS (or applicable tax) compliance and lodgment where relevant
  • Maintain up-to-date knowledge of changes in strata/OC financial regulations

Experience using Excel and Microsoft product

Fluency in English

Skills Required

  • Qualified CPA accountant
  • Experience with strata/owners corporation trust accounting
  • Experience overseeing accounts payable and accounts receivable
  • Manage and reconcile trust accounts and perform bank reconciliations
  • Prepare annual budgets and financial statements for owners corporations
  • Experience calculating, issuing, and managing levy collections and arrears
  • Knowledge of GST/BAS lodgment and tax compliance
  • Familiarity with relevant strata/OC legislation and statutory compliance
  • Experience coordinating external audits and maintaining audit-ready records
  • Experience using Microsoft Excel and other Microsoft products
  • Fluency in English (written and verbal)
  • Proactive, confident, self-starting attitude
