Overview of the Team / Role

The Assistant Finance Manager will primarily cover the financial management of a Singapore domiciled fund investing in Japanese real estate assets. As the platform evolves, coverage may extend to additional funds or markets over time.

The role is based in Singapore and will require managing external service providers and internal stakeholders as well as liaising with global investors, to ensure the timely and accurate compliance with deadlines for financial reporting, statutory reporting as well as tax, VAT and other regulatory filing requirements. They may also assist with the acquisition of future assets.

Occasional travel to Japan may be required.

Key responsibilities

  • Ensure accuracy and timely completion of investor deliverables such as NAV reports, capital call notices, capital distribution notices, investor capital account statements and investor reports/questionnaires

  • Manage year-end audits, ensuring compliance with regulatory, accounting, and other internal requirements

  • Support the Fund Manager in transactions, budgeting and fund operations

  • Liaise with external tax providers to ensure timely and accurate tax filing and payment of all taxes

  • Review of tax compliance matters and support tax matters on transactions

  • Manage and liaise with outsourced service providers (e.g. accounting service providers,  company secretary, tax advisors, legal counsel etc.) as necessary

  • Assist in the calculation of portfolio performance metrics

  • Ensure compliance with treasury debt reporting and debt covenants

  • Support wider Nuveen initiatives, such as systems integration, process standardisation, and platform modernisation

  • Ad-hoc reporting and analysis as necessary

  • Be involved in new projects, as appropriate

Qualifications & Experience Required:

  • Bachelor’s degree in Accounting, Finance or a related discipline with at least five years of relevant experience in auditing/accounting/finance.

  • Qualified accountant

  • Strong technical knowledge of IFRS and JGAAP, including experience with US GAAP conversion adjustments

  • Experience within a real estate fund management environment is preferred

  • Advanced Excel skills; familiarity with automation tools and Yardi or similar real estate accounting platforms would be a distinct advantage

  • Proficiency in Japanese would be a strong advantage
