About the Role
As the Enterprise Master Scheduler at Z Modular, you will lead integrated scheduling across the complete development-to-occupancy lifecycle, connecting land acquisition, due diligence, entitlement, design, procurement, modular manufacturing, logistics, construction, commissioning, and occupancy into reliable project and portfolio schedules.
This role extends beyond traditional project scheduling. In addition to overseeing schedule integration, you will provide enterprise-wide visibility into portfolio demand, organizational capacity, cross-functional dependencies, competing priorities, and the impacts of key business decisions. You will help leadership evaluate risks, assess alternative scenarios, and make informed decisions that support successful project delivery and business objectives.
Working closely with teams across development, design and engineering, procurement, manufacturing, logistics, construction, finance, and operations, you will establish scheduling governance, support portfolio prioritization, and translate complex planning information into clear, actionable recommendations.
This role is ideal for someone who combines strong scheduling expertise with strategic thinking, enjoys solving complex planning challenges, and can connect detailed project information to enterprise-level decisions and outcomes.
What You’ll Do
Enterprise Scheduling Framework and Governance
- Create and maintain integrated master schedules for individual developments and the overall portfolio.
- Establish common schedule structures, calendars, coding, milestone definitions, status dates, progress rules, updating expectations, reporting standards, and planning cadence.
- Define source systems, data owners, update timing, validation requirements, and approval expectations for scheduling inputs.
- Establish baseline, forecast, version-control, variance, and change-documentation practices appropriate to project and portfolio decisions.
- Perform schedule-quality reviews covering logic, dependencies, constraints, durations, float, progress measurement, and forecast integrity.
Development-to-Occupancy Lifecycle Integration
- Integrate milestones for land acquisition, due diligence, entitlement, permits, utility and infrastructure readiness, financing dependencies, design and engineering, procurement, manufacturing, logistics, site readiness, erection, construction, commissioning, turnover, occupancy approval, and asset handoff or lease-up.
- Consolidate schedules and milestone inputs from internal teams, consultants, vendors, contractors, manufacturing operations, and planning systems.
- Define and monitor readiness gates for major lifecycle transitions, including acquisition close, design release, procurement commitment, production release, shipment, site mobilization, erection, commissioning, turnover, and occupancy.
- Identify contractual, customer, regulatory, and externally committed dates and make impacts to those commitments visible before changes are approved.
Process, Critical Path, and Change Control
- Track progress against approved baselines and current forecasts; identify deviations, bottlenecks, and critical-path impacts.
- Coordinate realistic recovery or mitigation options with accountable teams and monitor agreed actions and decision dates.
- Maintain clear records of approved milestone, sequence, scope, priority, and forecast changes, including the reason, owner, approval, and downstream impact.
Stakeholder Alignment, Ownership, and Handoffs
- Lead integrated schedule reviews focused on readiness, dependencies, risks, priorities, decisions, and ownership.
- Review significant scheduling requests and proposed milestone changes to validate scope, timing, dependencies, assumptions, required information, capacity impacts, and alignment with existing project and portfolio commitments.
- Evaluate competing scheduling requirements and recommend sequencing and priorities based on project commitments, readiness, capacity, risk, and broader business objectives.
- Clarify ownership of schedule inputs, updates, approvals, handoffs, and corrective actions across the lifecycle.
- Maintain a visible schedule assumption and decision log identifying the item, owner, required date, impact, and status.
- Identify missing or conflicting information and escalate unresolved issues to the appropriate decision-makers before commitments are affected.
Portfolio Capacity, Prioritization, and Scenario Planning
- Evaluate portfolio demand against development readiness, design and engineering resources, procurement lead times, manufacturing capacity, logistics availability, storage, site readiness, construction resources, and business commitments.
- Develop integrated resource forecasts across Design & Engineering, Procurement, Manufacturing, Logistics, Construction, Commissioning, and other shared business functions to identify future capacity constraints and support hiring, outsourcing, investment, and sequencing decisions.
- Develop if/then and what-if scenarios that evaluate alternative start dates, sequencing, resource allocation, capacity responses, delivery strategies, and priority decisions.
- Clearly document scenario assumptions, trade-offs, constraints, risks, and recommended actions.
- Support leadership in aligning portfolio priorities with realistic organizational capacity and readiness.
Scheduling Data, Systems, and Reporting
- Establish and maintain planning-data governance by defining required schedule information, source systems, accountable data owners, update frequency, validation expectations, approval requirements, and escalation paths when data quality affects planning or decision-making.
- Collect, validate, reconcile, and consolidate schedule information from approved sources into a reliable enterprise planning view, identifying missing, outdated, conflicting, or unsupported information.
- Support alignment among Asta Powerproject, D365, Power BI, Excel, and other approved planning systems without creating duplicate or competing sources of record.
- Develop concise schedule reports, dashboards, milestone views, and exception reporting suited to project teams and leadership.
- Define and maintain consistent enterprise scheduling and planning measures, including milestone performance, forecast movement, schedule variance, readiness, decision aging, critical-path exposure, and portfolio capacity outlook.
- Partner with Enterprise Business Enablement and Information Technology on scheduling data, workflow, reporting, integration, automation, and adoption requirements.
Executive and Financial Planning Support
- Translate detailed schedules and scenarios into concise views of milestone confidence, capacity, critical decisions, risks, business consequences, and recommended actions.
- Develop consistent measures and executive views of milestone confidence, forecast stability, decision readiness, unresolved assumptions, and exposure associated with key project and portfolio dates.
- Provide schedule information supporting cash-flow timing, capital planning, procurement planning, revenue forecasts, and assessment of schedule-related financial impacts.
- Prepare decision-ready materials that distinguish confirmed information, assumptions, risks, alternatives, and required decisions.
- Evaluate proposed project dates and major business commitments against known schedule constraints, capacity, dependencies, readiness, and portfolio impacts and clearly communicate areas of schedule risk before commitments are finalized.
Continuous Improvement and Capability Building
- • Develop and promote practical scheduling standards, templates, review methods, and lessons learned.
- • Improve schedule accuracy, visibility, consistency, and organizational planning maturity without adding unnecessary administrative burden.
- • Coach project and functional contributors on schedule quality, progress updates, dependency management, and planning expectations.
- • Use completed-project learning and recurring variance trends to improve future assumptions, standards, and planning practices.
