Job Description

The Director, Operations is responsible for the overall performance, financial results, and operational excellence of a portfolio of luxury Class A multifamily communities across the Greater Toronto Area (GTA). This hands-on, strategic leader ensures Tricon’s Standards of Excellence are achieved through exceptional property management, compliance with provincial regulations, and a best-in-class resident experience.
Working closely with Property Managers, Maintenance Managers, and cross-functional partners, the Director drives operational strategy, builds strong teams, and fosters a culture of accountability, collaboration, and continuous improvement.

Essential Duties and Responsibilities:

Pre-Opening & Transition Management

  • Lead all pre-opening activities for new communities, ensuring readiness across scope, schedule, and budget while maintaining stakeholder alignment and operational preparedness.

  • Partner with HR to recruit, onboard, and train high-performing teams prior to occupancy.

  • Oversee operational setup for building systems, facilities management, sustainability, and affordable housing compliance.

  • Ensure a smooth transition from development to stabilized operations through detailed planning and cross-functional collaboration.

Operational Leadership

  • Provide active, on-site leadership, mentoring property and maintenance teams to deliver service excellence.

  • Foster a culture of engagement, innovation, accountability, and continuous learning.

  • Collaborate with Asset Management, Development, Construction, Leasing, and Marketing to ensure cohesive operations and consistent standards.

  • Oversee resident engagement, leasing, and property upkeep aligned with Tricon’s luxury brand positioning.

Financial Performance & Reporting

  • Manage operating and capital budgets, financial forecasts, and variance analyses to achieve portfolio performance goals.

  • Identify opportunities for cost optimization, revenue growth, and operational efficiency.

  • Deliver accurate, timely reporting and insights to senior leadership.

Compliance, Safety & Community Engagement

  • Champion a resident-first philosophy through proactive communication and care.

  • Ensure full compliance with the Residential Tenancies Act, Occupational Health and Safety Act, and other applicable regulations.

  • Oversee safety, risk management, and insurance programs.

  • Represent Tricon in community and industry associations (FRPO, BOMA, GTAA) and advance ESG and social impact initiatives.

Qualifications:

  • Proven leadership experience overseeing Class A mixed use multifamily or hospitality portfolios.

  • Strong operational and financial management skills, including budgeting and performance analysis.

  • Deep understanding of Ontario’s housing legislation, compliance standards, and safety regulations.

  • Skilled at building, developing, and motivating teams while remaining hands-on in daily operations.

  • Proficiency in Yardi or similar property management software, and strong Microsoft Office skills.

  • Excellent communication, relationship-building, and problem-solving abilities.

  • Flexible and adaptable to changing priorities, including occasional evenings or weekends.

Minimum Requirements:

  • Bachelor’s degree in Business Administration, Real Estate, or a related field.

  • Minimum 5 years of progressive leadership experience in multifamily, mixed-use residential, or hospitality operations.

  • Valid driver’s license and/or reliable transportation for travel within the GTA.
