Primary Purpose: The Director Maintenance will provide the strategic direction, management support, financial and operating procedures necessary to maintain the store portfolio, refrigeration/HVAC operation, and the store operating equipment in a condition that will maximize sales and the efficient handling of our customers while keeping repairs and overhead costs as low as possible. This position will support the Maintenance Department in the sourcing, negotiating and vendor management of all maintenance related contracting across the assigned brand territories. This position is also responsible for the Maintenance support for all stores, store equipment and building systems. Attends period close and quarter close calls with assigned brands for maintenance expense.
Our flexible/ hybrid work schedule includes 3 in-person days at one of our core locations and 2 remote days. Our core office locations include Salisbury, NC , Chicago, IL, Quincy, MA, Carlisle, PA, Scarborough, ME, Hyattsville, MD and Mauldin, SC.

Duties and Responsibilities:
- Knowledge of the financial impact of Maintenance activities and ability to communicate effectively with brand and ADUSA leadership.
- Solid working knowledge of building maintenance and repairs, contract bidding and negotiations.
- General knowledge of accounting principles.
- Attend vendor performance meetings with suppliers to review data, direction and proposals as well as final supplier management programs to increase overall savings and customer service.
- Work closely with vendors to identify savings opportunities through equipment retrofits, operational training, call center triaging and training.
- Organize meetings with our equipment buyers and suppliers when we identify specific problems on a piece of building or operating equipment, which indicates a design problem or high maintenance costs.
- Analyze Maintenance supplier spends and prioritize savings opportunities.
- Develop the overall category and sourcing strategy on an annual basis identifying the most significant sourcing and cost reduction opportunities.
- Provide support and direction to the Divisional Managers and their teams as needed to resolve major vendor issues, provide guidance in processes and introduce new methodologies to the business.
- Collaborate effectively with Indirect sourcing on procurement of contracted services.
- Maximize the utilization of Service Channel in managing vendor performance, Work order execution, Invoicing and Asset management.
- Manage the outside service providers in terms of cost compliance and service levels and quality. Position recommends termination of under performing vendors.
- Work with the Director of Maintenance Centers to initiate improvements to Service Channel as used by the Maintenance Department. Provides the Operational context on the current business practices and needed improvements within Service Channel to allow the department to operate smoothly.

Qualifications:
- BA/BS degree in Engineering, accounting, finance.
- 5 years related experience.
- Excellent written and verbal communication skills.
- Strong organizational and analytical skills
- Strong understanding of building systems design and operation
- Ability to effectively present complex information/business situations
- Conducts basic financial analysis. Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations.
- Intermediate skills with Microsoft Office Suite, especially Excel.
- 20% Travel
Preferred Qualifications:
- Master's degree in Engineering
- 2+ years experience in Refrigeration and HVAC specifically.
- Multi-site Maintenance Management Experience
- Service Channel or other CMMS application experience
