Job Description

As a Cost Project Specialist, you will be part of the REAL ESTATE team responsible for the comprehensive operational management of the CD PROJEKT campus in Warsaw, as well as overseeing investment projects – including the expansion of the Warsaw campus.
You will collaborate with the Technical Manager responsible for the operational aspects of the property, as well as Project Managers leading investment projects. Your role will also involve close cooperation with other company departments, including Financial Controlling, Accounting, and Treasury.

Responsibilities:

  • Participating in the preparation of CAPEX and OPEX budgets covering the department’s full scope of activities,
  • Preparing preliminary cost estimates for planned renovation, modernization, and investment projects,
  • Comparing planned costs with historical data from previous projects,
  • Cost optimization – proposing alternative material or technological solutions,
  • Preparing cost breakdown structures, bills of quantities (if required), or consolidated cost estimates forming the basis for tendering,
  • Obtaining, verifying, and comparing bids for construction works and design services,
  • Managing tender processes for General Contractors end-to-end,
  • Negotiating prices and financial terms with general contractors, contractors, and suppliers,
  • Verifying the value of additional and substitute works,
  • Monitoring budget status, final forecasts, and the use of contingency reserves,
  • Tracking construction market trends and identifying financial risks,
  • Negotiating and closing all contracts financially upon project completion,
  • Drawing conclusions and updating cost databases for future investments,
  • Participating in the analysis and optimization of property maintenance costs, including utilities, technical services, property taxes, and perpetual usufruct fees,
  • Managing fixed assets of the department in cooperation with other company units,
  • Preparing cash flow forecasts,
  • Preparing financial offers for Tenants.

Qualifications

  • Background in engineering or related field, or comparable experience,
  • Proficiency in English communication,
  • Minimum 3 years of experience in a similar role or demonstrated relevant skills within real estate development, construction, or consulting environments
  • Up-to-date knowledge of pricing in the real estate market,
  • Practical experience working with 3D models (BIM),
  • Practical knowledge of technical systems in commercial buildings (HVAC, BMS, electrical systems, fire protection systems),
  • Understanding of the construction process.

Estimated pay range for this position: 11 400 - 17 200 PLN gross monthly.
