We are currently looking for a Contracts Manager on our data center client site in San Antonio, TX. The Contracts Manager will be responsible for managing the procurement process, vendor relationships, and all associated contracts within the real estate sector. This role involves negotiating contract terms, ensuring compliance with legal and company standards, maintaining strong partnerships with vendors and suppliers, creating standard contract documents, and developing procurement workflow documentation. RESPONSIBILITIES:
The Contracts Manager/Procurement Manager will be managed by and take direction from our client and the services will include, but are not limited to the following:
• Lead Sourcing RFPs end-to end, including, but not limited to the following: Vendor Non- Disclosure Agreements (NDA) and Pre-Qualification Forms, establishing and recommending the Vendor Bidders List, Bid Recording, Interviews, Leveling process, negotiations, liaising with legal on vendor contract redlines, preparation/presentation of a recommendation for award, when applicable.
• Ability to analyze and review Qualifications/Proposals/Bids and provide advice and recommendations to the client.
• Ensure that all contract changes are recorded and communicated with the appropriate staff.
• Interface with our client Sourcing, Task Orders and Purchase Orders to initiate work performed by prime Vendors.
• Coordinate preparation of any required justifications and processing of the request for approval if a Sole Source/Bid Waiver solution is requested for an award.
• Arrange and attend project procurement related meetings and present the status of program procurement when required.
• Engage vendors as identified by (Project and Sourcing) leadership including Cost Managers and Project Managers to support early project engagements.
• Support the facilitation of vendor onboarding in relevant systems (Ivalua and Kahua) as needed
• Ensure relevant stakeholders (Project assigned and other - i.e. System administrators) are kept informed of vendor contract status and individuals engaged.
• Establish template to communicate vendor selection for projects to ensure approval requests are standardized and complete
• Create and maintain standard contract documents, templates, and agreements to streamline the contracting process.
• Monitor contract performance, ensuring all parties meet their obligations and deliverables through key performance indicators
• Coordinate with internal teams, including legal, finance, and operations, to align procurement activities with business objectives.
• Ability to analyze and negotiate contract requirements and terms and conditions to ensure compliance with client’s requirements, corporate policies, appropriate laws and regulations.
• Conduct market research to identify potential vendors and evaluate their capabilities, pricing, and reliability.
QUALIFICATIONS
• BA in Business, or a closely related field is highly preferred.
• 5+ years' of contracts and procurement management experience within the AEC industry is required.
• Strong understanding of contracting process, agreements, and contract issues, design, procurement and construction regulations and terms and conditions.
• Proficient in drafting, negotiating, and finalizing AIA Contracts for design and construction.
• Experience and understanding of best in class procurement processes using multiple various contracting methodologies.
• Advanced excel abilities, must be comfortable with; conditional formatting, dashboard creation, pivot tables, etc.
• Advanced skill level in Excel and intermediate knowledge of Windows, Word, PowerPoint, Publisher, and Outlook.

The salary range for this full-time role is $93,000.00-$124,000.02 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.

Skills Required

  • 5+ years contracts and procurement management experience within the AEC industry
