Lead a High-Performing Apartment Community
Gaines Investment Trust is seeking an experienced Community Manager to lead Tuscany Square Apartments in Dallas, Texas.
We’re looking for a strong multifamily leader who knows how to develop a high-performing team, drive occupancy and financial results, maintain exceptional property standards, and create a positive experience for residents.
As Community Manager, you will have responsibility for the overall performance of the community and the people who operate it. You’ll partner with regional leadership while taking ownership of day-to-day operations, team performance, leasing, financial results, resident satisfaction, and the overall appearance of the property.
What You Will Do
  • Lead all day-to-day operations of the apartment community
  • Hire, train, coach, and develop office and maintenance team members
  • Set clear expectations and hold team members accountable for performance
  • Drive leasing activity, occupancy, resident retention, and revenue performance
  • Monitor market conditions, traffic, leasing trends, and competitive properties
  • Oversee rent collection, delinquency management, and other financial responsibilities
  • Review financial reports, monitor expenses, and identify opportunities to improve property performance
  • Assist with annual budgeting and execute strategies to achieve financial goals
  • Ensure service requests and apartment turns are completed promptly and to company standards
  • Maintain exceptional curb appeal, property appearance, and overall community standards
  • Build strong resident relationships and resolve concerns professionally and effectively
  • Partner with maintenance leadership to support preventive maintenance, capital projects, and property needs
  • Ensure compliance with Fair Housing requirements, company policies, and operational procedures
  • Work closely with regional and corporate leadership to identify opportunities and address challenges
What You Will Bring
  • 3+ years of Community Manager experience in multifamily property management required
  • Experience managing a larger apartment community strongly preferred
  • Proven ability to lead, coach, develop, and hold teams accountable
  • Strong understanding of leasing, occupancy, resident retention, and property operations
  • Experience with budgeting, financial reporting, rent collection, expense management, and property performance
  • Strong communication, organization, problem-solving, and conflict-resolution skills
  • Ability to prioritize multiple responsibilities and respond with urgency when needed
  • Proficiency with Microsoft Office; Yardi experience strongly preferred
  • Professional appearance and a commitment to exceptional customer service
  • Valid driver’s license and reliable transportation
  • Ability to work weekends, extended hours, and respond to property emergencies as business needs require
