What You'll Do
- Analyze information on subject property physical characteristics provided by Assessor’s websites/telephoning offices; input information into report electronically to determine errors and if additional information is needed
- Conduct a search for comparable sales; using the Sales Comparison Approach, estimate market value for subject property. May need assistance from senior analysts or leads
- Analyze comparable data in addition to what is presented by the database (CoStar, Loopnet, etc.) including but not limited to; inappropriate deed types, non-arms-length transactions, multiple parcel sale transactions, and multiple use property types. Receives assistance from senior analysts or managers
- Recommend adjustments for fields including condition, quality, age, effective age, LTB ratio, sale date, sale condition, etc. Typically requires assistance from leads for these adjustments
- Recommend weighting of comparables in order for a value estimate to be sent to the reviewer for approval
- With significant direction and assistance, complete an income approach and/or land evaluation
What You'll Bring
- Bachelor's Degree
- Typically has 2-5 years of experience in real estate with a real estate/lender or appraisal firm
- Understands fundamental concepts, practices and procedures of commercial evaluation
- Excellent verbal and written communication skills
- Strong organizational skills with the ability to multi task, prioritize and work under pressure
- Excellent problem solving, independent decision making and analytical skills
- Proficient with Microsoft Office
Salary Range: $22.80 - $30.38 Hourly
This hiring range is a reasonable estimate of the base pay range for this position at the time of posting. Pay is based on a number of factors which may include job-related knowledge, skills, experience, business requirements and geographic location.
