We are a relationship-driven company searching for a dedicated team member to join our Greenville office as a Closing Attorney.

Job Summary:

Conduct Real Estate Closings according to South Carolina Law. Participate in marketing Holliday Ingram, LLC (“the Firm”) to local Real Estate Broker offices and Mortgage Bankers by being present at marketing functions both conducted by the Firm and those that the Firm is sponsoring or has been invited to participate in. Manage staff at your designated office to ensure smooth closing experiences for our clients throughout the closing process. Assist other offices as necessary to cover closings. 

Specific Responsibilities:

  • Supervise employees on your assigned closing team, including but not limited to Assistant Closing Paralegals (ACPs), and Closing Paralegals (CPs). 
  • Conduct Real Estate Closings according to South Carolina Law.
  • Knowledge of contract law and ability to ensure compliance with terms as laid out in the real estate contract.
  • Support paralegals in managing title work and resolving issues for upcoming closings.
  • Be available for phone and personal consultations with current clients, real estate agents, and potential clients.
  • Market the Firm according to instructions given by the managing partners including attending marketing events as requested.
  • Review a title search and identify any potential issues or concerns that would affect the insurability or marketability of the title; explaining as necessary to clients and agents and assisting with corrective action as needed.
  • Sufficient understanding of closing documents provided by lender and ability to explain thoroughly to clients and answer questions as needed.
  • Draft documents, affidavits, waivers, etc as needed based on the circumstances of the transaction.
  • Balance a closing statement and disburse closing funds as required.
  • Prepare documents as required for the closing transaction.
  • May be required to travel to other cities in South Carolina from time to time to conduct closings.
  • Other duties as assigned.

Requirements

  • Certified to practice law in the State of South Carolina; which includes having passed the South Carolina Bar Exam and having been sworn in to practice in South Carolina by the South Carolina Supreme Court.
  • Must be a member in good standing of the South Carolina Bar Association.
  • One (1) year of real estate closing experience preferred (similar experience will be considered)
  • Excellent and effective written communication skills.
  • Verbal communication style that is effective and conveys accuracy.
  • Ability to use logic and reasoning among alternate solutions, conclusions or approaches to problems.
  • Maintaining calm and respective demeanor in communication, including being flexible and adjusting actions in relation to circumstances and others.
  • Actively seek ways to help others.
  • Ability to use a shared computer application for internal communications, shared files and training materials.
  • Ability to manage a large number of orders including inputting data, retrieving records and managing tasks as related to the files.
  • Strong time management skills.
  • Bilingual proficiency in English and Spanish is a plus.

Skills Required

  • Certified to practice law in the State of South Carolina (passed SC Bar and sworn in)
  • Member in good standing of the South Carolina Bar Association
  • Knowledge of contract law and ability to ensure compliance with real estate contracts
  • Experience conducting real estate closings (one year preferred; similar experience considered)
  • Ability to review title searches, identify issues, and assist with corrective actions

  • Strong time management skills and ability to remain calm and respectful under pressure
  • Bilingual proficiency in English and Spanish
