JOB SUMMARY:

Supervision and coordination of all personnel involved in the operation and maintenance of heating, cooling, refrigeration equipment, and all associated infrastructure. Lead Engineering Team to adhere to company and OSHA safety practices. Track and maintain all utilities i.e. electric, gas, and water.


POSITION AUTHORITY:

The incumbent is authorized to take reasonable action necessary to carry out assigned duties and responsibilities, provided such action is consistent with position guidelines as outlined below.

Position guidelines include but are not limited to, established company and department policies and procedures and all supervisory directives. The incumbent is expected to exercise sound, reasonable judgment and initiative, and give high priority to accuracy and details in the performance of job responsibilities. Demonstrate the ability to plan, organize and execute multiple tasks in what can be a fast-past environment. Maintain strict confidentiality including, but not limited to, employee and company budgetary records.

Qualifications

ESSENTIAL FUNCTIONS:

  • Train, supervise, and direct all Operating Plant and Preventative Maintenance personnel
  • Perform all functions of an operator or operation engineer
  • Requisition and approve all necessary supplies and repairs
  • Create and maintain annual and monthly operating budgets for the Central Plant
  • Request quotes and source multiple bids on large projects
  • Negotiate contracts with outside vendors for execution of maintenance work
  • Ensure operation efficiency of electrical equipment and mechanical systems throughout campus and through timely inspections and repair.
  • Ensure operation efficiency of all campus utilities and mechanical infrastructure
  • Schedule operating shifts, overtime projects, and vacation coverage with Asst. Chief
  • Conduct interviews of prospective employees
  • Perform periodic performance evaluations of all Central Plant personnel
  • Dispatch engineers to assigned duties and work requests
  • Assist the Director of Facilities in all duties
  • Oversee the daily duties of the Preventative Maintenance Department and assure complete record-keeping through a PM program.
  • Any other duties as assigned; duties are subject to change as management deems necessary to best serve the needs of Moody Gardens

EDUCATION, TRAINING, AND EXPERIENCE:

At least 10 years experience as a plant or maintenance supervisor. Technical ability to troubleshoot and diagnose HVAC systems along with their associated components. Be able to read MEP drawings. Capable of understanding and operating15Kv and 5Kv distribution systems. Must be available on a 24-hour basis in case of equipment failure. Must be able to train operators on equipment operation and safety.


REQUIRED SKILLS:

  • Knowledge of Heating, Cooling, Power Distribution, and Refrigeration Equipment,
  • Knowledge of Building Automation Computer Systems is a must.
  • Excellent communication skills including over radio, phone, and email
  • Ability to work with computer software such as Word, Excel, etc.
  • Familiarity with Preventative Maintenance programs
  • Experience with scheduling and payroll systems
  • Ability to be cooperative and flexible
  • Must be accurate, timely, and discrete

PHYSICAL REQUIREMENTS:


  • Ability to hear variations in noise made by mechanical equipment
  • Ability to read color coding, small print, and objects
  • Ability to be walking, sitting, or standing for long periods. On average, walking – 4 hours at a time, sitting – 2 hours at a time, standing in one spot – 1 hour at a time
  • Must have good equilibrium and sense of balance for working on catwalks and other mechanical spaces
  • Ability to work outside in weather extremes including high temperatures during a Texas summer
  • Ability to perform tasks requiring bending, stooping, and kneeling
  • Ability to push and pull objects or materials weighing up to 100 lbs
  • Ability to climb stairs and ladders, working at heights up to approximately 30 feet for extended periods, with the ability to reach, often overhead
  • Ability to grasp, lift, or carry items weighing up to 50 lbs, occasionally waist high
