Job Description
The Associate Portfolio Manager position is an integral part of our client success team and requires an individual that is highly solutions oriented, skilled at creative problem solving and leverages innovation to provide best in class solutions while executing on assigned initiatives and projects as assigned. This position has the unique ability to drive impactful experiences for our clients while creating a favorable work environment for our onsite employees.
Additionally, the role supports our Portfolio Management team advancing the goals of the assigned portfolio to align CW with client strategy. The role requires the ability to:
· Manage portfolio level projects as assigned
· Understanding of initiatives to ensure quality deliverables and project review
· Ability to train on site teams around process and platforms
· Ability to identify areas where operational efficiencies are needed and create a plan around resolution
· Understanding of financials to analyze portfolio performance
· Ability to review operational performance to identify areas of opportunity around KPIs
· Reporting – create reports and dashboards to track implementation of platforms, portfolio performance and other KPIs as needed.
Responsibilities:
· Identify community goals and objectives
· Partner with Portfolio Manager on yearly operating budget goals, sales/marketing efforts and staff development plans
· Implementation of new platforms to ensure onsite teams are trained and use of platforms is in line with KPIs
· Ensure all required weekly, monthly, and quarterly reports are completed accurately and promptly
· Train and motivate Associates to achieve leasing, service, and capital improvement goals
· Maintain product knowledge of the portfolio and that of major competitors
· Identify policies and procedures required to achieve community and ownership goals
· Oversees transactions to ensure quality and consistency among acquisitions and dispositions
Requirements:
· 4+ years of experience as Property Manager or above
· Experience working with financials and budgets, general office, bookkeeping and sales skills
· Proficiency in property management software and related software applications
· Proficiency in Excel, PowerPoint and other software to provide data analysis and presentation
· Proficiency in data analysis
· Budgeting and operations knowledge
· Comprehension of legal responsibilities of the properties
· Exceptional organizational skills, communication and attention to detail
· A self-starter with a proven track record of mentoring and modeling professional property management acumen to your team
· Other duties as assigned
· Passion for property management
The Associate Portfolio Manager will spend part of their day in office environments, analyzing documents and working with on-site teams to assess issues and determine strategies. You will be required to frequently travel among the residential communities for which you are responsible, meeting with staff and related parties to assure the physical integrity of the asset.
