About this role:
Wells Fargo is seeking a Large Loan Origination Associate (Commercial Mortgage Pursuit Specialist) to join the Real Estate Securitization and Capital Markets platform. This role supports CMBS SASB loan origination, working closely with the senior bankers to underwrite commercial real estate and identify future lending opportunities. In addition, this team member will interact directly with brokers, direct borrowers and internal bank partners.
In this role, you will:
- Support CMBS large loan/SASB origination and underwriting by analyzing property financials, rent rolls, and cash flows; underwriting property cash flows, providing sensitivity analyses, as well as opining on loan metrics and structural requirements in accordance with CMBS standards
- Prepare origination and credit materials including loan applications, asset summaries, term sheets, and internal approval memos, ensuring accuracy and consistency across borrower, credit, legal, and securitization teams
- Coordinate transaction execution by working with originators, credit, legal counsel, third-party consultants, borrowers, and brokers to advance deals from intake through closing
- Support rating agency and B-buyer processes through responses to diligence inquiries and assistance addressing credit or structural feedback during securitization
- Maintain deal pipeline and reporting by monitoring transaction milestones, updating deal trackers, and providing timely status updates to originators and management
- Utilize internal systems and external data platforms (e.g., Trepp, CoStar, REIS, Bloomberg) to support CMBS underwriting, market analysis, execution, and securitization
- Identify opportunities and strategies for process improvement and risk control development
- Receive direction from manager and exercise independent judgment
- Develop recommendations for complex situations, exercising sound judgment while building expertise in internal policies, procedures, and compliance requirements
- Collaborate closely with internal partners, peers, and colleagues to resolve transaction issues, identify and implement process improvement opportunities, and support the successful closing of loans for both existing banking relationships and new client opportunities
- 2+ years of Business Client Management experience, or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, education
- 2+ years Commercial Real Estate (CRE) experience, including underwriting, property analysis, cash flow modeling, valuation, and market research
- Demonstrated experience across major commercial real estate asset classes, including office, retail, multifamily, industrial, self-storage, hospitality, and regional malls, data centers
- Experience in capital markets lending and securitization, including an understanding of rating agency cash-flow treatment, valuation approaches, and structural considerations
- Strong financial modeling capabilities, with the ability to build, interpret, and stress-test complex CRE cash flow and financial models
- Exceptional analytical skills, with high attention to detail, accuracy, and data validation
- Strong critical-thinking and problem-solving abilities, with sound judgment in evaluating complex situations
- Excellent collaboration and teamwork skills, with the ability to work effectively across internal and external stakeholders
- Proficiency in Microsoft Office, including advanced Excel knowledge (finance, accounting, modeling functions, and complex formulas)
- Excellent written and verbal communication skills, with the ability to simplify and convey complex concepts clearly
- Experience with key CRE and securitization tools, including TREPP, Argus, CoStar, Moody's Analytics/REIS, Fitch Interactive Deal Tool
