Job Summary
Newmark is seeking a qualified individual to lead engineering operations for a prestigious national Integrated Facilities Management (IFM) account spanning the U.S. and Canada based in Westport, CT. This is a hybrid role that combines hands-on technical authority — BMS escalation response, shutdown oversight, and vendor coordination — with portfolio-wide accountability and direct, day-to-day engagement with the Client. The Account Lead Engineer acts as the single point of contact and technical lead for the account, driving consistent operational standards, reliability, and proactive communication across every site in the portfolio. Reliability of critical building services is essential, deep proficiency with BMS systems is required, and the role demands the judgment and presence to represent Newmark directly to the Client. Must have reliable transportation, be available for after-hours emergency calls, and able to travel as needed.
Responsibilities- Serve as the senior engineering authority for the Client's U.S. and Canada portfolio overseeing the operation, preventative maintenance, and energy efficiency of tenant MEP systems across all sites and setting the technical standard that site-level engineering teams and vendors are held to.
- Maintain a sound working knowledge of building mechanical, electrical, plumbing, life safety, fire protection, and security systems portfolio-wide, ensuring 24/7 operations and acting as the point of escalation to promptly resolve any disruption in building services at any of the client’s locations.
- Hold BMS escalation authority across the portfolio: monitor, triage, and direct response to critical alarms and system escalations, and act as the final technical decision-maker when site teams or vendors require higher-level intervention.
- Provide direct oversight of periodic inspections and preventative maintenance programs for mechanical, electrical, and plumbing systems across the sites, including supplemental cooling and power for Client IDFs and MDFs, ensuring consistent execution whether self-performed or delivered through third-party resources, in line with manufacturer specifications and portfolio KPIs.
- Apply expert-level knowledge of Schneider EcoStruxure BMS, including controls for heating and cooling systems (AHUs, VRFs, ERUs, CRAC units, exhaust fan systems) and monitoring of incoming power, UPS, ATS, and emergency generators supporting the Client's critical environments, to guide standards and troubleshooting across the portfolio.
- Leverage experience with Mitsubishi Variable Refrigerant Flow (VRF) Heat Pump Systems (preferred) and Lutron Lighting System management (desired) to inform portfolio-wide technical guidance and vendor oversight.
- Own vendor performance management across the portfolio: select, coordinate, and hold accountable third-party contractors, vendors, and OEMs for preventative maintenance and critical repairs, evaluating performance against SLAs and driving corrective action where needed.
- Plan, coordinate, and provide on-site oversight of shutdowns and critical system work across multiple sites, sequencing schedules, aligning stakeholders, and minimizing disruption to Client operations.
- Serve as the primary engineering point of contact for the Client, proactively communicating portfolio status, risks, and upcoming work — building a trusted, hands-on working relationship with Client stakeholders.
- Uphold Client office standards for critical environments across the portfolio and participate in final acceptance and commissioning of new equipment delivered through capital replacement or project work.
- Provide hands-on engineering support and general building maintenance as required, particularly at the Westport, CT home site and other locations during escalations or critical corporate events.
- Oversee completion of work orders and tenant requests across the portfolio in accordance with CMMS priority codes and KPIs, holding site teams and vendors accountable to service levels.
- Develop, standardize, and document operating procedures across the portfolio; maintain maintenance logs and records for all sites which conform with established written operating procedures.
- Coordinate and approve work orders requiring outside contractors maintaining a portfolio-wide log of work order detail and vendor engagement.
- Act as liaison with base building property managers and building engineers across the portfolio for landlord-maintained building systems or any disruption of building services.
- Ensure the safety of tenants and continuous operation of every site in the portfolio through proactive risk identification and rapid response.
- Provide vendor oversight for snow and ice management across sites, coordinating plowing and salting vendors and confirming performance against service expectations and maintain safe egress for emergency responses.
- Maintain organized, portfolio-wide building and warranty files, and ensure consistent recordkeeping standards apply at all locations.
- Travel as needed to support sites, Client meetings, and critical events.
- May perform other duties as assigned.
- HVAC License D1/D2 or S1/S2; or Electrician License CT E1/E2 preferred.
- High School Diploma required; relevant technical or engineering coursework a plus.
- Minimum of 15 years of progressive building operations engineering experience, including prior experience leading teams, managing vendors, or overseeing multi-site or portfolio-level engineering operations.
- Demonstrated leadership experience, with the ability to direct site-level engineers and vendors, set technical standards, and represent engineering priorities directly to Client stakeholders.
- Preferred CFC certification.
- Strong client relationship skills, with a proactive, communicative approach to managing expectations and surfacing issues before they escalate.
- Ability to manage multiple concurrent priorities across a large portfolio and make sound, timely decisions under pressure.
- Proficient computer, CMMS, and e-mail skills.
- Holds any necessary/required licenses.
- Must have the ability to complete required safety classes that pertain to specific job duties.
