Manage and grow a major gifts and planned giving program focused on donors $1,000+. Maintain a portfolio of ~100 major donor prospects, support CEO/CFDSO solicitations, run donor research, execute stewardship and data-driven cultivation strategies, and contribute to fundraising events and initiatives.

Manages a multi-year nonprofit fundraising campaign across individual, foundation, corporate, and government donors. Responsibilities include campaign strategy, major and planned giving, donor cultivation and stewardship, prospect research, fundraising events, communications, database management, reporting, budget administration, vendor coordination, and support for executives, boards, committees, and volunteers. The role also supervises staff, ensures compliance, and builds long-term philanthropic relationships.

Manage and lead property operations special projects including waitlist/ONE system, legal case and stipulated agreement oversight, resident payment plans, write-offs, abatements, relocations, inspection coordination, emergency alert systems, and provide operational coverage for sites and cross-departmental coordination to improve property performance.

Serve as a C-suite HR leader overseeing talent, labor relations, union negotiations, HR policy, compliance, succession planning, central office operations, change management, and executive advising. Lead HR leadership team, drive recruitment, retention, performance management, and present talent strategy to the Board. Ensure legal compliance and manage employee communications across a unionized, multi-tiered nonprofit organization.
